Job Description
SUMMARY

 

The Technician IV – Electrician holds a valid Certificate of Qualification issued by the province in which the work is performed and who has passed any examination which may be required. This role is responsible for operating facility systems; performing preventative and corrective maintenance, routine and on-demand services on facility mechanical and electrical equipment and systems for the assigned facility within the limits of company policy and trade certification. The Technician IV is also responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection.

At this position level:

  • Operates facility systems
  • Performs preventative and corrective maintenance on facility mechanical and electrical equipment and systems
  • Trade certification or license of the following - required:
    • Journeyman level Electrical licens
KEY DUTIES & RESPONSIBILITIES

 

Subject to legislative licensing requirements and company policy:

  • Performs work in accordance to established processes and practices 
  • Complies with all internal and external requirements including but not limited to environmental, health and safety, fire protection
  • Performs regular facility, facility mechanical and electrical equipment and systems monitoring and inspection, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained. 
  • Provides observations about facility, facility mechanical and electrical equipment and systems conditions and deficiencies and provides recommendations for enhancement and repair.
  • Monitors assigned facility by conducting facility walkthroughs, mechanical and electrical equipment and system monitoring and inspection
  • Maintains, troubleshoots and repairs mechanical and electrical building systems and equipment within the limits of company policy and trade certification and oversees service providers.
  • Responds to routine and on-demand service requests and performs preventative and corrective maintenance on  facility mechanical and electrical equipment and systems within the limits of company policy and trade certification
  • Manages work order life cycle progressing the work form dispatched through to complete and records resolution data within service maintenance management database.  Ensures work completed meets quality, contract response and all other requirements
  • Receives, tracks, monitors and reports status of maintenance and repair work within service maintenance management database.  Initiates documents to obtain formal approval of work required.
  • Assists in the implementation of preventative maintenance (PM) program.  Ensures that deficiencies are identified, recorded and escalated, and that related documents are maintained.
  • Participates in facility-related projects.
  • Ensures the manner in which work is performed is in compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements.
  • Maintains all assigned tools and arranges for repair and replacement where required 
  • Submits all expenditures on a timely basis   
  • Assists in enhancing tenant and customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered.
  • Other duties as assigned

Critical Environment Specific Requirements

  • Trains and mentor critical facility engineering teams
  • People Management 
    • Support the creation, review, and approval of critical environment procedures. 
    • Oversee Computerized Maintenance Management System usage and reporting. 
    • Supervise contractors. 
    • Ensure adherence to BGIS Safety Policy and Procedures. 
  • Customer Service 
    • Back-up the Critical Facility Manager as point of contact for clients and project teams. 
    • Maintain positive and professional working relationships with internal and external clients. 
    • Respond to customer requests for service. 
  • Maintain Data Center System 
    • Resolve maintenance issues. 
    • Oversight of CFE daily, weekly, and monthly work order assignments. 
    • Reviews equipment data for potential improvements, monitors systems data for abnormal trends, and suggests adjustments. 
    • Manages the development of new projects. 
    • Troubleshoot, evaluate and recommend system upgrades. 
    • Order parts and supplies for maintenance and repairs. 
    • Solicit proposals for outsourced work. 
    • Work with vendors and contractors to ensure their work meets BGIS and Client standards. 
    • Perform all maintenance to ensure the highest level of efficiency without disruption to the business. 
    • Accurate and timely completion of work order requests. 
    • Escalate issues to Critical Environment Facility Manager as needed. 

Work Requirements

  • Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise.
  • Must strictly adhere to Health and Safety policies and processes including wearing required Personal Protective Equipment (PPE)
KNOWLEDGE & SKILLS

 

  • 3-5 years of facility operations and maintenance work experience
  • High school diploma plus trades training and certification or licensing
  • Advanced ability to adhere and to properly execute processes and practices relating to facility operations and maintenance
  • Advanced ability to maintain and repair mechanical and electrical building systems and equipment within the limits of certifications and policies
  • Advanced troubleshooting and resolution skills in order to determine and resolve building mechanical and electrical equipment and system issues
  • Current knowledge of fire, life, safety and building codes and standards and ability to research and apply related codes and standards
  • Possesses a strong environmental, health and safety mindset.  Ability to perform work in a safe manner
  • Strong client-service orientation along with a high sense of urgency
  • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification

Licenses and/or Professional Accreditation

Trade certification or license in one or more of the following - required:

  • Journeyman level Electrical license
  • Journeyman level Refrigeration license considered an asset
  • Gasfitter I or II license in addition to a refrigeration license considered an asset.

Demonstrates an interest in completing, working towards or completed one or more of the following - preferred:

  • Building Systems Maintenance Certificate (SMC)
  • Systems Maintenance Administrator (SMA)
  • Systems Maintenance Technician (SMT)

In addition:

  • Must be capable of obtaining appropriate  security clearance where required
  • Valid drivers’ license if required

This is a regular, full-time position with a salary range of $54,185 - $ 67,732 per annum. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.
