Job Description

APARTMENT ASSISTANT MANAGER TRAINEE

Apartment Assistant Manager Trainee position will be apartment communities in Fresno, CA and/or Clovis, CA area, where assigned to work, for a locally based management company that manages medium-high to high-end luxury apartment homes. The Assistant Manager position will require roaming between various apartment communities in Fresno, CA and Clovis, CA, as needed.

The Assistant Manager Trainee will be working under the direction of the Community Managers and/or Area Supervisors, and will responsible for all activities related to the management of an Apartment Community. The position requires an individual who can work independently with little or no supervision, be able to perform the duties and responsibilities of the job, including coordinating and scheduling maintenance staff and outside vendors, and focusing on performance ranging from your community's customer loyalty to sales conversion to apartment turnover efficiency, and property level accounting activity.

COMPENSATION:

  • $21.00- $25.00 per hour*, depending on experience ( * $19.00-$23.00 per hour base rate, PLUS commissions: while in the Assistant Manager Trainee position status, an alternate/supplemental pay rate adjustment to be applied in lieu of commissions commensurate to size of property where assigned to work) (3)

DUTIES & responsibilities, include, but are not limited to, the following:

  • Leasing; including generating new leads by phone or email, making appointments, conducting tours, and following up with prospective residents.
  • Processing applications, preparing lease agreements and other move-in paperwork
  • Explain Agreements, rules and documents with new Resident(s) at Move-in.
  • Collect, process and deposit rent payments
  • Serve all appropriate notices
  • Generate various reports
  • Provide excellent and attentive customer service to existing residents.
  • Resolve resident complaints in a timely, efficient and courteous manner.
  • Orchestrate accounting functions associated with the property, including desktop banking, processing invoices and entering bills into the accounts payable system and managing customer accounts and charges.
  • Driving & Transportation Duties
    • Operate golf carts and/or company vehicles and/or business use of personal vehicle on property grounds and access roads, roadways, and/or operating a vehicle when responding to authorized calls to work when assigned to Unrestricted On-Call Duty(4)
    • Travel throughout the property and between areas as needed to complete tasks (i.e. maintenance, leasing tours, etc.)
    • Follow all applicable traffic safety rules when operating vehicles in areas with pedestrian and vehicle activity
    • Transport tools, equipment, and supplies as required.
  • All other duties assigned

While performing the duties of this Job, there will prolonged periods of sitting at desk and working, working on a computer; employee is regularly required to stand; use hands to finger, handle, or feel; reach with hands and arms and talk or hear; climb up and down stairs; sitting in a vehicle driving. The employee is frequently required to walk and sit. The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee must be able to lift and carry up to 20 pounds and occasionally lift and/or move up to 50 pounds. Ability to reach with arms outstretched or overhead.

EDUCATION/EXPERIENCE:

  • Apartment / Multi-Family Housing - Management/Leasing or Equivalent Experience : at least 2 years preferred
  • High School Diploma or Equivalent
  • Knowledge of and experienced in Office Skills.
  • Must be proficient with use of Computers, Microsoft Office (Word, Excel, etc.); use of Email / Calendar and property management software/applications:
    • Yardi Voyager Property Management Software experience preferred, but not required, or comparable property management system;
    • Integrated use of RentCafe, Site Manager; screening; RentMax is preferred, but not required.
  • Ability to work effectively to meet deadlines while handling multiple tasks

OTHER REQUIREMENTS:

  • Flexibility to work weekend and weekday hours between 8am-6pm
  • Must have valid driver's license
  • Must have transportation when assigned to work at multiple locations during the work day / work week and/or when responding to authorized calls to work when assigned to Unrestricted On-Call Duty(4).
  • Applicants must be able to pass a post job offer, pre-employment drug test for controlled substances as a condition of employment.

(1) Health Insurance - medical, dental, vision: Employer pays 75% of applicable Employee base plan premium(s). Employee responsible for 100% of Dependents' premium(s).

(2) Guaranteed Issue Whole Life Insurance offered annually, employee responsible for 100% of premium. Guaranteed issue applicable at time of initial offering only; thereafter will be subject evidence of insurability.

(3) Pay contingent upon other factors such as previous experience, job location including size of property (number of apartment units), managing/supervising and number of staff managing/supervising.

(4) Maintenance positions: Unrestricted On-Call Duty: Employees placed on unrestricted on-call duty are free to respond to authorized calls to work within 1 hour or to decline to respond to such. The Company will pay employees on unrestricted on-call duty as follows: (a) While waiting for authorized calls to work, employees are free to engage in personal activities and, consequently, such time is not considered work time. As a result, the Company will not compensate employees for such time (b) If employees on unrestricted on-call time respond to authorized calls to work, the Company will pay the employees their overtime hourly rate for time spent responding to authorized calls to work, including time spent traveling to and from work, or a minimum of two hours, whichever is greater (c) In the event employees are unable to respond, employees should as a courtesy notify the acting supervisor and/or manager, so that the Company can make other arrangements. Employees on unrestricted on-call duty are required to comply with applicable Company policies during the time they are responding to an authorized call to work, including the Company's Drug and Alcohol Policy.
