Asset Management Analyst (Regular Full Time)

Mericle Construction, Inc. is seeking an analytical, customer‑focused Asset Management Analyst to support the financial and operational performance of a diverse real estate portfolio. This role handles budgeting, forecasting, CAM reconciliations, tenant communication, and portfolio analysis. The ideal candidate has strong financial skills, advanced Excel abilities, and can collaborate effectively with tenants, property managers, vendors, and internal teams to ensure accurate cost recoveries, improve tenant satisfaction, and support strategic decision‑making.
Mericle Construction, Inc. is the largest, full-service developer of industrial, office, flex, and medical space along Pennsylvania’s I-81 Corridor. Responsibilities:
Financial Analysis & Forecasting
- Develop annual operating budgets for assigned properties.
- Prepare monthly, quarterly, and annual forecasts for operating expenses and recoveries.
- Analyze property financial performance and identify variances to budget.
- Support capital planning initiatives and long-term asset preservation strategies.
- Create financial models and dashboards to monitor portfolio performance.
- Assist with evaluating tenant improvement projects, capital expenditures, and return on investment.
CAM Reconciliations & Expense Recovery
- Prepare and review annual CAM, tax, insurance, and utility reconciliations.
- Validate operating expenses for lease compliance and recoverability.
- Research and resolve tenant reconciliation questions and disputes.
- Identify opportunities to improve recovery rates and billing accuracy.
- Coordinate with accounting, property management, and leasing teams to ensure accurate tenant charges.
Tenant Engagement & Retention
- Serve as a proactive point of contact for assigned tenants.
- Conduct tenant satisfaction outreach and periodic business reviews.
- Assist with lease administration and renewal support efforts.
- Identify expansion, contraction, or operational needs within tenant facilities.
- Coordinate with internal departments to resolve tenant concerns and improve service delivery.
- Support tenant retention initiatives and relationship-building activities.
Portfolio & Operational Analysis
- Monitor key property metrics including occupancy, lease expirations, operating costs, and capital requirements.
- Analyze vendor performance and service contract effectiveness.
- Prepare reports and presentations for executive leadership.
- Support acquisition, disposition, and leasing initiatives through financial analysis and market research.
- Assist with special projects related to asset optimization and portfolio growth.
Qualifications:
- Bachelor's degree in Finance, Accounting, Real Estate, Business Administration, Economics, or related field.
- 2–5 years of experience in commercial real estate, financial analysis, accounting, property management, or asset management preferred.
- Experience with CAM reconciliations, budgeting, or property operations is highly desirable.
- Advanced Microsoft Excel skills required.
- Strong financial modeling and analytical capabilities.
- Excellent written and verbal communication skills.
- Ability to interpret lease language and operating expense provisions.
- Strong organizational and project management skills.
- Customer-service mindset with a focus on tenant satisfaction.
- Experience with Power BI, Tableau, Smartsheet, Yardi, MRI, or similar platforms is a plus.
