About this Position
Assist the Construction Services Manager & Construction Services Supervisor with all responsibilities for the construction crew. Supervise & perform construction, repairs, & renovations within specific guidelines. Responsible for the completion of tasks & projects related to the construction projects assigned. Assist the Manager & Supervisor with determining any maintenance needs, scheduling tasks, assigning technicians to tasks, & performing tasks including the review of scopes of work, estimation of projects, scheduling of construction staff, documentation electronically of material needs & purchases, oversight of safety training, inspection of tools, equipment, vehicles & construction work, quality control of delivered projects, management of crew work effort & efficiency & timely communications with the Manager, Supervisor & Project Manager.
Ensure that work requests are accurately translated to service requests & that the work is assessed, allocated, & accomplished appropriately. This position will be expected to interact with clients & other employees in a professional manner that enhances work effectiveness for the Construction & Contract Services Department.
Must use appropriate personal protective equipment as required (gloves, safety glasses, etc.). These items are not for personal use. Due to the position's communication expectations, the incumbent will be required to maintain a personal cell phone and be continually available both during and after normal working hours.
Work involves regular exposure to uncomfortable & hazardous working conditions, both indoors & out, such as extreme temperatures, moving machinery, electrical sources, potential hazardous chemicals, dirt, dust, fumes, smoke, unpleasant odors, & loud noises. Position requires regular physical exertion. Must be able to occasionally move about or remain in a stationary position 50% of the time.
Constantly positions self to fulfill the duties of the position, which include overseeing work in small mechanical rooms & other maintenance &/or construction activities for facilities.
Occasionally ascends/descends heights to accomplish work. Frequent lifting, pulling, pushing, & carrying of sometimes very heavy equipment & supplies. Frequent work on roofs, ladders, & stairs & occasional work on high-reach machinery.
Some irregular and extra hours are needed for projects and emergencies. Emergencies frequently involve difficult working conditions. Perform other assigned duties related to operations, maintenance, and renovations to buildings and equipment, such as preventive maintenance, light duty carpentry, painting, and other miscellaneous repairs and maintenance activities; and respond to emergency and urgent work.

Required Qualifications
- High School/GED (degree must be conferred on or before agreed upon start date)

Six years of prior successful work experience with five of those years working in a construction or building maintenance organization; or Two years post-secondary education in the building trades or technical field with four years of prior successful work experience with three of those years working in a building maintenance organization.
Certifications, Registrations, and/or Licenses:
Have before hire and maintain after hire a valid driver’s license. A valid driver’s license must be maintained for the operation of an OSU vehicle, which is required in the performance of job duties as assigned.
Skills, Proficiencies, and/or Knowledge:
Ability to manage, motivate, and hold people accountable. The person in this position frequently communicates with management, project managers, and employees with work-related inquiries and must be able to exchange accurate information in these situations. Computer skills in Outlook, Word, and Excel for departmental record keeping, and good organizational ability. Skills in evaluating the work of others to ensure adherence to stated standards. Skill in conflict resolution and resolving problems involving assigned staff, other University Staff, and supporting subcontractors regarding contract requirements. Considerable knowledge of methods, standards, and equipment used within the facility construction, repair, and renovation industry. Ability to estimate costs and assess bids. Ability to communicate effectively and accurately. Ability to establish and maintain effective working relations with assigned staff, other University Staff, and supporting subcontractors. Able to follow directions as presented by the supervisor. Employee must demonstrate effective work habits, including commitment to quality work, time management and organizational skills, attention to detail, ability to multitask, and good record-keeping skills. Good judgment in making decisions, asking for help, bringing forward problems, communicating with others, and working around moving machinery and electricity. Able to learn and act on new technical or complex information. Ability to work independently. Ability to present a friendly and positive demeanor to clients served, staff, and the general public. Basic knowledge of building codes. Working knowledge of work order processes. Ability to become proficient in the use of “AiM” Computerized Maintenance Management System (CMMS) software and the use of mobile technology.

Two years of post-secondary education in the building trades or technical field with six years of prior successful maintenance experience in a university, commercial, or industrial building maintenance organization. Evidence of planning, scheduling, supervising, and training members of a construction team. Knowledge and experience with building codes.
