StorPro is Greenville's premier flex storage facility offering premium drive-in garage spaces for businesses, contractors, collectors, vehicle owners, RV owners, and entrepreneurs. We are a brand-new, growing facility and we're looking for a motivated, people-first Business Development Manager to help us build our presence in the Greenville community from the ground up.
The Role
This is not a behind-the-desk marketing job.
We're looking for a part-time Business Development Manager who is energized by face-to-face interaction, thrives on building real relationships, and knows how to turn a cold introduction into a long-term connection. You'll own our grassroots marketing efforts — canvassing Greenville and the surrounding areas daily, meeting business owners, generating referrals, and driving lease-up at our new facility.
You'll also serve as the on-site face of StorPro — greeting prospective members, conducting tours, and ensuring every person who walks through our doors leaves with a great impression.

What You'll Be Doing
Grassroots & Community Marketing — The Core of This Role
Execute a daily canvassing schedule throughout Greenville and surrounding areas — visiting contractors, trades, auto shops, landscapers, retailers, restaurants, and more
Hand-deliver referral program materials and make personal, memorable introductions on behalf of StorPro
Build and maintain an active pipeline of warm business leads through consistent, genuine relationship management
Attend local networking events, chamber of commerce functions, and community gatherings to represent the StorPro brand
Follow up persistently and professionally with all contacts — calls, texts, drop-ins — to keep StorPro top of mind
Relationship Building
Develop authentic, ongoing relationships with business owners, office managers, and decision-makers across Greenville
Identify businesses and individuals who could benefit from a StorPro space and make the personal connection
Serve as a trusted, knowledgeable resource for anyone exploring StorPro's offerings
Represent the facility with enthusiasm, professionalism, and a genuine desire to help
On-Site Presence & Sales
Greet walk-in prospective members, conduct facility tours, and assist them through the leasing process
Answer phones and respond to inquiries in a timely, professional manner
Ensure the facility, office, and common areas are clean, organized, and presentable at all times
Support move-in and move-out processes as needed
Reporting & Organization
Track all outreach activity, businesses visited, contacts made, and referrals submitted on a weekly basis using GHL (Go High Level), our member management system
Participate in weekly meetings with management to review activity, results, and priorities
Submit a weekly written recap to management covering outreach completed, leads generated, and any property or operational concerns
Report results consistently and flag issues in a timely manner
Identify new target businesses, neighborhoods, and surrounding communities to continuously expand canvassing reach
Content Creation & Social Media
Create engaging content for StorPro's social media platforms including Facebook, Instagram, and Google Business Profile
Post regularly to keep StorPro's online presence active, relevant, and aligned with our brand
Capture photos and short video content at the facility — showcasing spaces, member stories, and day-to-day activity
Monitor comments, messages, and reviews across platforms and respond in a timely, professional manner
Collaborate with management on content themes, promotions, and campaign ideas
Track basic engagement metrics and share results in weekly recaps

Reliable transportation — you'll be canvassing Greenville and surrounding areas daily
Prior experience in sales, leasing, property management, real estate, hospitality, or community outreach is a strong plus
Comfortable with basic reporting, texting, and email communication
Comfortable creating and posting content on social media platforms (Facebook, Instagram, Google)
Professional appearance and demeanor in all member and business interactions
What We Offer
Competitive hourly pay ($20.00/hr)
Mileage reimbursement for all work-related travel
Rental incentives tied to new member leases you bring in, 10% of the unit price for the customer 1st month of rent
