Position Overview

The Closing Settlement Specialist will be responsible for performing various administrative duties to support the mortgage loan closing function; coordinating work within the department, as well as with other departments; complying with operating policies and procedures established for the loan closing function; communicating with appropriate personnel; responding to inquiries or requests for information; maintaining appropriate records and providing assigned reports.

 

Essential Duties and Responsibilities

  • Tracks closing dates on all new mortgages to assure closing dates met.
  • Prepares loan closing documents for portfolio and sold loans.
  • Works with attorneys, title companies, and borrowers to coordinate closings, and make sure all necessary mortgage documentation is completed and delivered in a timely manne
  • Reviews all mortgage files for proper compliance disclosures, signatures, and documentation prior to closing
  • Assists with obtaining loan conditions
  • Confirms closing dates and times with settlement agents, loan officers and borrowers.
  • Tracks and reviews title package, home owners insurance and loan conditions
  • Adheres to all TRID rules and regulations when preparing/distributing initial and final closing disclosures
  • Completes and distributes the Closing Disclosure and/or reviews Closing Disclosures when received from attorney or Title Company for accuracy prior to distribution. Responsible for balancing the closing disclosure before closing and generate the closing package
  • When necessary, makes corrections to closing documents and gets corrected documents signed and processed in a timely manner
  • Verifies settlement company wire instructions and prepares necessary Loan Disbursement wires and General Ledger transactions (TMS) for loan funding
  • Orders all portfolio loan payoffs and home insurance when necessary.
  • Obtains verbal verifications of employment, OFAC clearance and submits UCD information as required
  • Inputs loan closing information on investor website in a timely manner to insure the investors purchase all secondary market loans. May need to obtain specific documents for closing on the investor websites
  • Maintains flexibility and multi-tasking skills at all times. Assists with whatever is necessary to get the loan files cleared for closing
  • Maintains appropriate records and provides assigned reports.

  

Education & Qualifications

  • A high school diploma or equivalent with an emphasis in business curriculum.
  • Specialized education or training relating to mortgage processing through Encompass software strongly preferred.
  • A minimum of two (2) years’ related experience normally required.

 

Skill(s)

Proficient reading, writing, grammar, and mathematics skills; proficient interpersonal relations and communicative skills; proficient PC skills; proficient typing and word processing skills; ability to sit, stand, walk, bend, stoop, reach with hands or arms, use hands to manipulate objects, handle or feel, and lift items weighing 20 lbs. or less; visual, auditory and speaking skills.
