Position: Commercial Project Manager/Business Development Manager
Department: Construction
FLSA: Exempt
Location: 2240 N. Broadway, Moore, Oklahoma 73160, Harrah, Choctaw, and various OKC Metro locations (indoor and outdoor)
Hours: Monday-Friday 8am to 5pm
General Purpose: The Commercial Project Manager will be responsible for managing commercial construction projects from planning through completion. This person will work closely with ownership, superintendents, designers, subcontractors, vendors, clients, and permitting authorities to ensure projects are completed on schedule, within budget, and to the company’s quality standards.
Supervision Received: Works under the direct supervision of the Owner of the Commercial Division

Essential Duties and Responsibilities:
Project Management
- Manage commercial construction projects from preconstruction through closeout.
- Develop, maintain, and update project schedules.
- Coordinate with superintendents to ensure field work is progressing according to plan.
- Track budgets, costs, change orders, purchase orders, and subcontractor scopes.
- Review project plans, specifications, drawings, and design documents.
- Identify project risks early and help resolve issues before they impact schedule or budget.
- Communicate regularly with owners, clients, subcontractors, vendors, designers, and internal team members.
- Ensure projects are completed according to contract requirements, quality expectations, and applicable codes.
- Assist with permitting, inspections, utility coordination, and jurisdictional requirements.
- Manage project documentation including meeting notes, RFIs, submittals, change orders, schedules, and closeout documents.
Field Coordination
- Work closely with the superintendent to coordinate daily and weekly field priorities.
- Help ensure subcontractors are properly scheduled, sequenced, and held accountable.
- Visit job sites regularly to review progress, identify issues, and support the field team.
- Coordinate material deliveries, long-lead items, and vendor timelines.
- Assist in resolving field conflicts involving design, scope, schedule, or subcontractor performance.
- Support safety expectations and ensure job sites are maintained professionally.
- Safety sensitive position.
Design and Preconstruction Coordination
- Work with designers, architects, engineers, and consultants to help move projects from concept to construction.
- Review drawings for constructability, missing information, conflicts, and cost concerns.
- Help coordinate selections, finishes, layouts, and client decisions.
- Assist with budgeting, estimating, subcontractor pricing, and value engineering.
- Help prepare scopes of work and bid packages for subcontractors.
Client and Business Development
- Represent the company professionally with clients, consultants, subcontractors, vendors, and community contacts.
- Help build and maintain relationships that may lead to new project opportunities.
- Network with developers, brokers, business owners, architects, medical operators, retail tenants, and other potential clients.
- Assist ownership with identifying growth opportunities in retail, office, light medical, and multi-family markets.
- Support proposal development, client meetings, and project presentations as needed.
- Help create a strong client experience that leads to repeat business and referrals.
Work Environment:
- Office environment and exposure to outdoor work sites; dirt, dust, fumes, heat, cold, noise, odors, wetness, humidity, and darkness. Some bending, stooping, climbing, reaching, crawling, lifting, carrying, and walking. Subject to driving to various locations in varying weather conditions. Safety sensitive position.
Requirements
Minimum Qualifications:
3+ years of experience in commercial construction project management, assistant project management, superintendent work, estimating, or a related construction role.
Experience with small commercial, office, retail, tenant improvement, medical, or multi-family projects is preferred.

Knowledge, Skills, and Ability:
- Strong understanding of construction schedules, subcontractor coordination, drawings, scopes of work, and jobsite sequencing.
- Ability to read and interpret plans, specifications, and construction documents.
- Strong communication, organization, and follow-up skills.
- Ability to manage multiple priorities and projects at once.
- Comfortable working in a growing company where systems are still being developed.
- Proficiency with common construction software, scheduling tools, spreadsheets, and document management platforms.
- Existing relationships with subcontractors, vendors, developers, brokers, designers, or potential clients is a strong plus.
- Valid driver’s license and ability to visit job sites as needed.
Work Environment:
- Exposure to outdoor work sites; dirt, dust, fumes, heat, cold, noise, odors, wetness, humidity, and darkness. Some bending, stooping, climbing, reaching, crawling, lifting, carrying, and walking. Subject to driving to various locations in varying weather conditions.
Physical Demands:
- Occasionally required to sit and use their fingers, to handle or feel.
- Occasionally required to stand, walk, reach with arms and hands, and to stoop or kneel.
- Must be able to carry equipment up to 30 lbs.
