Job Description

Excelcare at Norwood is seeking an experienced Director of Maintenance to oversee all aspects of plant operations, building maintenance, life safety compliance, and environmental systems. This is an excellent opportunity for a hands-on leader who takes pride in maintaining a safe, comfortable, and compliant environment for residents, visitors, and staff.

Director of Maintenance Responsibilities:

  • Direct the daily operations of the Maintenance Department.

  • Ensure the facility is maintained in accordance with federal, state, local, and life safety regulations.

  • Oversee preventative maintenance programs for HVAC, plumbing, electrical, mechanical, and building systems.

  • Manage work order requests and prioritize repairs in a timely manner.

  • Conduct routine inspections of the facility and grounds to identify maintenance needs.

  • Coordinate inspections, testing, and documentation for fire safety systems, emergency generators, elevators, and other required equipment.

  • Supervise outside contractors and vendors performing maintenance or repair services.

  • Monitor department budgets, inventory, and purchasing of maintenance supplies and equipment.

  • Participate in emergency preparedness planning and respond to facility emergencies as needed.

  • Maintain accurate records of maintenance activities, inspections, and regulatory compliance.

  • Collaborate with department leaders to ensure a safe and welcoming environment for residents and staff.

Director of Maintenance Qualifications:

  • Previous maintenance leadership experience, preferably in a skilled nursing, long-term care, healthcare, or hospital setting.

  • Strong knowledge of HVAC, plumbing, electrical, mechanical, and general building maintenance.

  • Working knowledge of CMS, OSHA, NFPA Life Safety Code, and state regulatory requirements.

  • Experience managing preventative maintenance programs and regulatory inspections.

  • Excellent troubleshooting, organizational, and leadership skills.

  • Ability to prioritize multiple projects in a fast-paced healthcare environment.

  • High school diploma or equivalent required; technical training or trade certifications are preferred.
