What you will have an opportunity to do:

Job Title: Director of Revenue Management for South Seas Resort

Department: Commercial Strategy

Reports To: General Manager

Location: South Seas – Hybrid, Remote, On-prop

Position Summary:

The Director of Revenue Management (DORM) is responsible for maximizing top-line revenue at the property level through pricing strategy, demand forecasting, channel management, and systems oversight. This individual acts as the commercial lead on-property, collaborating with Sales, Marketing, Reservations, and Operations to ensure rate integrity, inventory optimization, and strategic alignment. The DORM also plays an important cross-functional role, supporting operations and reservations teams with systems training, OTA management, and daily troubleshooting when needed. Given South Seas’ mix of hotel and individually owned vacation rental units, this role also requires hands-on expertise in vacation rental distribution — including Airbnb and VRBO channel management — and a working understanding of owner rental-pool programs, unit rotation, and owner/rental inventory mix.

Key Responsibilities:

Strategic & Analytical Responsibilities

  • Lead the property's pricing and yielding strategy across all segments
  • Analyze daily pickup, pace, and forecast data to inform decisions
  • Monitor compset performance via STR and other benchmarking tools
  • Prepare 14-day and long-range operational forecasts for scheduling and planning
  • Support budget and forecast creation, commentary, and owner-facing performance reports

Revenue Systems & Distribution

  • Manage rate loading and audits across Duetto, SynXis, OTA extranets, and CRS/PMS
  • Conduct daily rate parity checks and troubleshoot channel discrepancies
  • Oversee content, blackout dates, cancellation policies, and inventory alignment across platforms
  • Coordinate system health checks between PMS, RMS, CRS, and Channel Manager
  • Execute promotional campaigns in partnership with DOSM or GM

Vacation Rental Distribution & Owner Program Management

  • Manage listing content, pricing, and availability across Airbnb, VRBO, and other vacation rental marketplaces, ensuring rate parity and consistency with hotel CRS/OTA channels
  • Oversee the owner rental-pool program, including unit rotation logic, owner-usage calendars, and revenue-share reporting
  • Balance the mix of owner-occupied and rental-available units to optimize portfolio-wide yield while honoring owner usage rights
  • Serve as primary point of contact for individual unit owners on rotation policy, performance reporting, and program guidelines
  • Evaluate and shift channel mix across OTA, vacation rental marketplaces, and direct booking to maximize net revenue and margin across both hotel-operated and owner rental-pool inventory
  • Partner with Owner Relations/HOA on rotation fairness, unit condition standards, and revenue-share reconciliation

Property Operations Integration

  • Participate in Executive Committee or Operations Stand-Ups to align forecasts with labor planning and guest experience
  • Provide insights to Housekeeping and Front Office based on demand forecasts
  • Support Rooms leadership in anticipating compression, early arrivals, and sell-out risks
  • In some instances, manage the on-site reservations team, including group housing.
  • Conduct Daily Business Review for Group Sales.
  • Conduct Weekly Group Scrub meeting.

Administrative & Cross-Functional Support

  • Train and support Front Desk and Reservations agents on rate strategy, comps policy, and system navigation
  • Attend or lead weekly revenue strategy meetings; prepare agenda and reporting
  • Serve as primary point of contact for OTA Market Managers and Digital Media reps
  • Coordinate internal tasks with Accounting, Marketing, and Technology leads as needed
  • Occasionally support Front Desk or reservations coverage in limited-scope operational needs

Qualifications:

  • 10+ years of experience in hotel revenue management experience required
  • Direct experience in vacation rental or condo-hotel revenue management, including distribution on Airbnb, VRBO, and similar vacation rental marketplaces required
  • Demonstrated understanding of owner rental-pool programs, including unit rotation policy, owner-usage scheduling, and owner/rental inventory mix
  • Strong working knowledge of RMS, CRS, PMS, and OTA platforms, as well as vacation rental channel managers and property management systems (SMS, Duetto, iHotelier, SynXis, etc.)
  • Excellent analytical, communication, and systems troubleshooting skills
  • Highly organized, collaborative, and comfortable interfacing with cross-functional teams
  • Capable of shifting between strategy and tactical execution daily
