Performs advanced preventive, corrective, and predictive maintenance on a wide variety of HVAC, refrigeration, boiler, and environmental control systems across Water Authority facilities. The position monitors system performance, troubleshoots operational issues, and repairs or replaces major components including valves, motors, controls, compressors, condensers, and related mechanical and electrical equipment. Also performs system installations, fabricates related components, reviews plans and specifications, and ensures all work is completed in accordance with safety standards, manufacturer requirements, and applicable codes. This role supports continuous facility operations by responding to system alarms, service requests, and facility emergencies as needed.
1. Monitor HVAC systems and operations and evaluate work using established evaluation methods.
2. Use diagnostic instruments to test HVAC systems, identify malfunctions, and develop plans to restore proper operation.
3. Install HVAC units and fabricate or connect related components, including ducts, piping, compressors, motors, fans, and control systems.
4. Maintain and repair HVAC equipment, including large-capacity centrifugal chillers, boilers, refrigeration systems, evaporative coolers, electrical/mechanical controls, controllers, and plumbing throughout assigned facilities; perform scheduled preventive maintenance.
5. Enter and maintain accurate information in the Maximo Computerized Maintenance Management System (CMMS) and work order tracking system, including documentation of work performed and materials used.
6. Fabricate sheet metal components and perform incidental plumbing work as needed.
7. Troubleshoot, maintain, and repair HVAC systems in accordance with standard operating procedures (SOPs), internal requirements, and manufacturer specifications.
8. Operate and maintain common HVAC tools and equipment, including wrenches, snips, riveters, sheet-metal forming tools, brazing torches, welders, saws, pipe threaders, and small power tools.
9. Research, coordinate, and procure parts and materials, including reviewing specifications and obtaining quotes from vendors.
10. Estimate labor, materials, and equipment needs for assigned jobs.
11. Assist engineers in developing methods and procedures to improve facility processes or controls.
12. Review plans and equipment specifications for new construction and rehabilitation projects.
13. Respond to work orders and inquiries, troubleshoot HVAC alarms and complaints, and take corrective action to resolve issues.
14. Respond to plant and facility emergencies in accordance with established procedures.
15. Perform related duties as assigned to support HVAC operations and facility maintenance, including providing guidance to staff assisting with HVAC work orders.
