Supports the physical plant operations by performing duties related to safety, maintenance, preventative maintenance, and repair to all buildings, grounds, equipment, and fixtures in accordance with standard College practices on a multiple campus, 24/7 operational College. This position focuses on the energy efficient operations of campus equipment through systems and controls.

Job Functions:
  • Responsible for the efficient operations and maintenance of HVAC building systems and automated building controls. Possesses the knowledge and experience required to program building controls systems for energy management purposes. Must have the ability to master all types of building automated control systems, programming systems to provide the best ratio of utility consumption verse customer comfort. Performs the program development and implementation of building management system control strategies by maintaining the EMS software archives and database to ensure accurate and current information. Experience with ALC (Automated Logic Controls) is preferred.
  • Responsible for the operations and preventive maintenance on the campus Central Chiller Plant. Performs the operation, maintenance and repairs on Central Chiller Plant components including, magnetic bearing chillers, hydronic boilers, pumps, motors, piping, controls, VFD’s, and water treatment systems. Perform routine mechanical, electrical or maintenance activities to keep plant systems operating efficiently. Reads, records and analyzes data such as equipment temperature, pressures and fluid levels. Documents and maintains logs to track chiller plant operations including the preparation of reports and documents of trends, audits and system needs for management review.
  • Perform various maintenance and HVAC functions that require working knowledge of schematics, operation of hand tools involved with maintaining heating, ventilation, and air conditioning systems. Troubleshoots and repairs complex electrical control circuits, air cooled chillers, two and four pipe water heating and cooling systems, boilers, pumps, motors, valves, condenser coils, air handlers, VAV systems, VRF systems, exhaust hoods/fans, electrical heating systems and ductwork. Monitors, manages and inspects HVAC contract work to insure compliance with contractual agreements. Provide skilled planned, preventive and emergency maintenance and repairs to all buildings, grounds, equipment and fixtures for all college designated buildings working independently, with fellow technicians or external venders. Effectively manage external venders in the areas of HVAC and Building Controls. Provide support to college events as needed, participates in rotational on-call night and weekend duty to handle emergency work request, and available 24/7 for weather and utility emergencies.
  • Develop and oversee facility HVAC projects utilizing project management software. Working with the Physical Plant’s Project Manager, internal customers and external vendors, write project descriptions, scope and justifications, initiate plans, obtain pricing and documentation to obtain approvals, procure resources and effectively manage the project through completion. Monitors, manages and inspects HVAC projects to insure compliance with national, state and local code requirements.
  • Maintain OSHA compliance and maintain safety standards, including but not limited to HazCom, Bloodborne Pathogens, Lockout Tag and safety programs. Utilize tools and equipment safely and properly.
  • Perform other duties as required.

Position Duties

  • High school diploma and experience in the installation and maintenance of HVAC systems or in the operation and maintenance of HVAC mechanical and building control systems.
  • Must have working knowledge of safety practices, tools, equipment, materials, and supplies used in HVAC and chiller plant maintenance, troubleshooting, repair, and overhaul of systems. Must possess or have the ability to obtain certification for the purchase of Freon. Must have the knowledge and skill to operate lifts and motorized equipment. Knowledge and experience in logic based systems/building controls. Knowledge of chiller plant systems.
  • Must be able to take direction and use independent discretion and judgement. Must be able to take initiative, prioritize, and complete tasks under minimum supervision.
  • Must have and maintain a valid driver's license. Must be able to lift 50lbs. above head. Must have the ability to squat, reach, grasp, bend, crawl, stoop, climb, and work in elevated and/or confined environments. Must be able to work in all types of weather day or night, 365 days of the year. Must be able to travel to multiple campuses. Must be able to travel on occasion for training.
