About the Role
The Investment Analyst will support the Investment and Asset Management teams in maximizing the performance and value of a growing real estate portfolio while assisting in the execution of strategic transactions across the platform. The role will be responsible for financial modeling, investment underwriting, portfolio analysis, market research, and reporting, while playing an active role in acquisitions, dispositions, refinancings, recapitalizations, and other capital markets activities.
The Investment Analyst will work closely with senior leadership and cross-functional teams to evaluate investment opportunities, monitor portfolio performance, support capital allocation decisions, and execute strategic initiatives. This position offers broad exposure to the full investment lifecycle, from acquisition and financing through ongoing asset management and eventual disposition, while contributing to the continued growth and institutionalization of the firm's investment platform.
Essential Functions
- Provide analytical support across a diverse real estate portfolio, including the development and maintenance of financial models, valuations, cash flow projections, return analyses, and performance reporting.
- Assist in underwriting acquisitions, developments, recapitalizations, and other investment opportunities, including financial modeling, market research, due diligence, and investment committee materials.
- Play an active role in transaction execution, supporting acquisitions, dispositions, refinancings, joint venture formations, and equity recapitalizations through financial analysis, diligence coordination, and transaction management.
- Prepare and maintain detailed property-level and portfolio-level financial models, including sensitivity analyses, scenario modeling, and valuation assessments.
- Support the development of annual asset and portfolio business plans; monitor performance against objectives and provide insights regarding risks, opportunities, and value creation initiatives.
- Collaborate with asset management and property management teams to analyze operating performance, evaluate investment outcomes, and identify opportunities to enhance asset value.
- Assist in sourcing, evaluating, and executing capital markets transactions, including debt financings and refinancings, through lender outreach, underwriting support, and financing analysis.
- Conduct market research and competitive analyses to evaluate investment opportunities, support business planning, and inform strategic decision-making.
- Prepare investment memoranda, financial presentations, and reporting materials for senior leadership, investment committees, lenders, equity partners, and investors.
- Review and analyze partnership agreements, loan documents, purchase and sale agreements, and other transaction-related contracts to identify key business terms, risks, and obligations.
- Coordinate due diligence activities for acquisitions, dispositions, and financings, including the review of leases, operating statements, budgets, third-party reports, legal documents, and market data.
- Assist in evaluating hold/sell decisions, recapitalization opportunities, and capital allocation strategies by incorporating operational performance, market conditions, valuation metrics, and capital markets considerations.
- Work closely with internal teams, including Asset Management, Acquisitions, Development, Finance, Accounting, and Investor Relations, to support investment and portfolio objectives.
- Develop and maintain portfolio and transaction reporting tools, databases, and dashboards to improve transparency, data integrity, and decision-making.
- Identify opportunities to enhance investment processes, underwriting standards, reporting capabilities, and operational efficiencies across the platform.
- Support investor communications and capital raising efforts by providing underwriting analyses, portfolio performance data, market insights, and transaction support materials.
General Background and Minimum Requirements
- Bachelor's degree in Real Estate, Finance, Business, Economics, Accounting, or a related field required.
- 2–4 years of experience in real estate investment, acquisitions, asset management, investment management, commercial lending, valuation, or a related field.
- Demonstrated experience supporting investment underwriting, financial analysis, portfolio management, and strategic initiatives across real estate assets. Exposure to acquisitions, dispositions, refinancings, recapitalizations, and other capital markets transactions is preferred.
- Experience across multiple asset classes and geographic markets is a plus.
- Advanced proficiency in Microsoft Excel, PowerPoint, and financial modeling. Experience with Argus Enterprise and real estate data platforms required.
- Strong understanding of real estate valuation methodologies, investment analysis, capital structures, and financial statement analysis.
- Demonstrated ability to leverage technology, data analytics, and AI-enabled tools to enhance financial analysis, market research, reporting, underwriting, and operational decision-making.
- Interest in evaluating and employing emerging technologies, automation solutions, and artificial intelligence applications to improve investment performance and organizational efficiency.
- Proven ability to communicate effectively and build relationships across all levels of an organization, including senior executives, investors, lenders, and external partners.
- Strong organizational and project management skills, with the ability to manage multiple priorities and consistently deliver high-quality work in a fast-paced environment.
