Position Purpose:
LCNB National Bank is seeking a Loan Servicing Support - Escrow Specialist - to join the Loan Operations Department. This position is responsible for the administration and servicing of escrow accounts associated with commercial and consumer real estate loans. This role ensures the accurate establishment, maintenance, analysis, and disbursement of escrow funds for property taxes, insurance premiums, and other escrowed items while maintaining compliance with applicable regulations, investor requirements, and Bank policies. The Loan Servicing Support - Escrow Specialist works closely with borrowers, lenders, insurance providers, taxing authorities, and other stakeholders to resolve issues, provide exceptional service, and support the timely and accurate management of escrow-related activities.
Essential Functions and Responsibilities:
- Provide exceptional customer service by responding to borrower inquiries regarding serviced loans, researching issues, resolving discrepancies, and communicating timely and accurate information.
- Administer and service escrow accounts, including escrow analysis, account maintenance, payment adjustments, customer notifications, and monitoring for shortages, delinquencies, insurance lapses, and other account exceptions.
- Review, process, and maintain property tax, insurance, and other escrow-related documentation; verify insurance coverage; and ensure timely disbursement of funds in accordance with applicable regulations, investor requirements, and Bank policies, including RESPA.
- Coordinate with borrowers, lenders, insurance providers, taxing authorities, and third-party vendors to resolve loan servicing and escrow-related issues.
- Process loan payments, prepare payoff statements, and perform related loan servicing transactions accurately and within established service standards.
- Scan, image, index, and retain loan documents in accordance with record retention requirements and Bank procedures.
- Support loan servicing, escrow administration, and loan operations activities while identifying opportunities to enhance efficiency, accuracy, compliance, and customer service.
- Maintain accurate records and documentation, support audits, examinations, and quality control activities, and collaborate with lending, compliance, operations, and other stakeholders to ensure adherence to regulatory requirements, investor guidelines, internal controls, and Bank policies.
- Perform other duties, special projects, and responsibilities as assigned.
Required Competencies/Skills:
- High school diploma or equivalent required; associate or bachelor’s degree in business, Finance, or a related field preferred.
- 1+ year general loan knowledge preferred experience in escrow administration, mortgage servicing, loan operations, banking, title services, real estate or a related financial services role.
- 1+ year customer service experience
Desired Competencies/Skills:
- Knowledge of escrow administration, mortgage servicing, loan operations, real estate lending, and applicable regulations, including RESPA and investor guidelines.
- Experience with escrow analysis, insurance processing, property tax administration, loan servicing, or real estate transactions.
- Proficiency with loan servicing systems, core banking platforms, and Microsoft Office applications.
- Strong analytical, problem-solving, organizational, and time management skills with attention to detail and accuracy.
- Ability to calculate escrow payments, shortages, surpluses, and account adjustments.
- Effective verbal and written communication, customer service, and relationship management skills.
- Ability to manage multiple priorities, work independently and collaboratively, and meet deadlines.
- Ability to identify customer needs, maintain confidentiality, and exercise sound judgment and discretion.
- Demonstrated integrity, accountability, adaptability, and commitment to continuous improvement.
- Professional escrow, mortgage servicing, or banking certifications and bilingual communication skills are a plus.
Working Conditions:
- Ability to remain in a stationary position up to 75% of the time
- Ability to lift and carry up to 10 lbs.
- Occasionally move/traverse to access files and equipment
- Constantly operates a computer and other office equipment
