Job Description

CVG Properties is growing and is searching for a skilled and dynamic customer service-oriented, Assistant Manager / Leasing Consultant to join our Dallas Team to help lead both our operational and leasing efforts on two newer communities (196 units total) located in the Lower Greenville and Oak Lawn neighborhoods of Dallas.

As the Assistant Manager / Leasing Agent, you will work closely with the Community Manager basing your daily efforts out of our West Lemmon community, but will help coordinate, work on, and travel between the communities as necessary to provide a best-in-class resident and prospect leasing experience.

What You'll Do

The Assistant Manager/Lasing Consultant works directly with the Community Manager to support daily property operatiosn, resident relations, collections, leasing efforts and administrative responsibilities.  This rolse is ideal for someone who enjoys working in a fast-paced environment, building resident relationships, helping people find homes, and contributing the the overall success of a community.

As the Assistant Manager / Leasing Consultant, you'll be the driving force behind occupancy and revenue at your community. This role goes beyond collecting and processing rent payments and leasing apartments; it's about selling a lifestyle and creating an experience that makes people proud to call our community "home". You'll combine proactive sales strategies with exceptional engagement to turn prospects into residents and keep your community thriving.

You're the face of several communities and a driver of their success. A brief summary of some of the duties and responsibilities is included below. Day to day, this means:

  • Taking on supervisory responsibilities in the absence of the manager.
  • Completing the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables.
  • Reviewing resident files and accounting records to determine unpaid and/or late fees owed, communicating with residents regarding outstanding balances, implementing procedures for collecting on delinquencies, and enforcing the lease to maximize revenue.
  • Following the Company's established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings.
  • Processing resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees, if applicable, and processing the disposition in accordance with established procedures and legal requirements.
  • Actively managing the sales pipeline-following up promptly, nurturing potential residents, and closing leases with confidence.
  • Using consultative selling techniques to uncover needs, present solutions, and create value that resonates with each potential resident.
  • Keeping the CRM records accurate and up to date for all potential resident interactions.
  • Being the first point of contact for prospects by phone, email, and in person.
  • Obtaining lease information and completing lease applications.
  • Conducting required credit and reference checks. Setting up and maintaining lease files.
  • Preparing and processing resident service requests.
  • Assisting with resident problems and complaints concerning rent payments, service.
  • requests, etc.
  • Conducting market research and supporting marketing, outreach, and resident events.
  • Maximizing social media platforms by creating engaging content that showcases the communities, strengthens online visibility, and helps drive qualified leasing traffic
  • Traveling between the communities as scheduling and traffic require.

What You Bring

  • 2+ years of multifamily leasing experience.
  • A positive attitude, strong communication skills, and a genuine love of working with people.
  • The ability to thrive in a busy, multi-property environment.
  • Reliable transportation to travel between communities.
  • A valid driver's license, clean driving record, and current auto insurance.
  • High school diploma or GED. Associate or bachelor's degree preferred
  • Comfort working with technology. We use Yardi and EliseAI to deliver an elevated prospect and resident experience; experience with these tools is a plus.
  • Experience with Microsoft Office (Word, Excel, Outlook, Teams).
  • Demonstrated ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
  • Must possess a positive attitude and the ability to smile under all circumstances.

Salary range (hourly): $23/hour - $26/hour depending on experience.
