GENERAL PURPOSE:
Performs custodial and light maintenance duties to maintain the cleanliness, safety, appearance, and overall condition of assigned housing properties. Responsible for cleaning common areas, amenities, offices, laundry facilities, vacant apartments, and other assigned areas while helping ensure the property meets organizational standards, regulatory requirements, and resident expectations. Performs work using established methods, procedures, and safety practices and reports maintenance concerns as needed to support the efficient operation of the property.
ESSENTIAL FUNCTIONS:
1) Maintain the cleanliness, appearance, and sanitation of assigned housing properties, including common areas, offices, clubhouses, laundry rooms, restrooms, mail areas, sidewalks, breezeways, stairwells, elevators, and other interior and exterior spaces. Process assigned area of grounds in keeping with schedules and check lists. Pick up trash, empty trash bins, and replace trash bags. Move trash to dumpster areas and clean, pressure wash, and sanitize dumpster and immediate area. Blow, sweep, pressure wash, and clean sides of buildings, stairs, and breezeways. Clean light globes, remove cobwebs, and otherwise ensure the cleanliness of building exteriors and areas around and between buildings. Pressure wash building walls, breezeways, sidewalks, and other assigned.
2) Sweep, mop, vacuum, dust, sanitize, empty trash receptacles, replace liners, remove cobwebs, clean windows and glass surfaces, and pressure wash sidewalks, breezeways, dumpster areas, building exteriors, and other assigned areas to maintain the property's appearance. Assist to move appliances into and from apartments and to empty apartments of discarded personal belongings and trash left in vacated apartment homes. Make keys as directed.
3) Perform routine groundskeeping duties by picking up litter, cleaning around buildings and amenities, maintaining dumpster enclosures, and ensuring the property presents a clean, safe, and welcoming environment. Clean common areas to include bathroom, mopping floors (including laundry area), vacuum carpet, and empty garbage in club house, office and mailbox area.
4) Perform light maintenance duties as assigned, including changing HVAC filters, replacing light bulbs, testing smoke detectors, replacing batteries, tightening minor hardware, completing basic repairs within training and ability, and reporting maintenance issues requiring skilled repairs.
5) Assist with apartment turnovers by removing abandoned belongings and debris, cleaning vacant units, moving appliances or furniture as needed, and preparing units for maintenance and occupancy.
6) Perform light touch up painting, stain removal, and minor cosmetic repairs as assigned to maintain the property's appearance. Major painting, surface preparation, caulking, and specialty coatings shall be referred to maintenance personnel unless specifically assigned.
7) Conduct routine inspections of assigned areas and promptly report safety hazards, vandalism, property damage, maintenance deficiencies, or conditions requiring corrective action.
8) Maintain janitorial equipment, tools, and supplies in a clean and orderly manner. Monitor inventory levels and notify the supervisor when materials or supplies need replenishment.
9) Complete assigned work orders, inspection checklists, preventive maintenance tasks, and daily schedules accurately and in a timely manner.
10) Follow all Osceola Council on Aging policies, procedures, safety practices, and applicable regulatory requirements.
11) Assist with emergency response, disaster recovery, special events, property projects, and other duties as assigned, including responsibilities outlined in the Disaster Task Sheet.
HOURS OF WORK: Work schedule will be determined based on operational needs and may vary. Regular office hours are Monday through Friday, 8:00 a.m. to 5:00 p.m.; however, the position may require flexible scheduling, including evenings, weekends, and holidays, with supervisor approval or as business needs dictate. Employees must be willing and able to travel and work at any Osceola Council on Aging housing property or other assigned locations within the agency's service area.
