The Project Manager is responsible for managing, supervising and coordinating construction and capital improvement projects for various divisions. The ideal candidate provides exemplary customer service to internal customers and coordinates with contractors, consultants and other outside agencies to gather critical data, conduct negotiations, and administer contracts. Projects include renovations, additions, deferred maintenance programs, new construction, and other capital improvement projects.
This person must be innovative, detail oriented, and construction-minded with strong project controls skills, such as cost estimating, preparing and tracking budgets and scheduling. The candidate must also have proven ability to move between diverse tasks with ease, and must thrive in a fast-paced, professional environment.
Schedule:
This position has the flexibility to operate on either our four-day workweek (Monday-Thursday) or five-day workweek, with remote and in-office work as needed.
Compensation:
Target Hiring Salary: $81,822 - $106,369 USD Annual
Compensation will be determined based on education, experience and skills.

Essential Duties:
Experience in project management and construction administration for commercial/institutional or multi-family residential construction. Monitor construction projects for quality, budget, personnel, progress and schedule. Ensure adherence and compliance to plans and specifications. Participate in weekly meetings with the contractor and architect/engineer. Review submittals for material selection, review change order requests, or requests for information and recommend actions.
Excellent communication skills and proven ability to effectively manage and lead people, projects, budgets, and schedules, while communicating with clients, consultants, contractors and county management.
Manages project budget, reviews change order requests, determines if pricing is acceptable and negotiates a resolution if it is not, and prepares change orders for execution. Recommends alternatives to budgetary or on-site constraints. Evaluate requests for information, and other documents pertaining to on-site issues. Provide recommendation and resolution for each item to allow the project to move toward completion. Review and/or prepare plans and specifications for compliance with project goals, design intent and other contract documents. Prepare space plans or research and evaluate properties and vacant spaces to help meet end-user's needs. Prioritize projects and tasks, prepare project scope, write requests for proposals and requests for qualifications, review studies and reports, prepare design plans and specifications. Coordinate with consultants, contractors and local agencies.
Assist in drafting contract and administer the contract once executed. Ensure work and contract closeout adhere to the contract documents.
Following the appropriate procurement procedures and contracting methods, provide the Purchasing Division with all information required for procurement. Provide information at Pre-bid and Pre-proposal meetings. Review proposals and bids and make recommendations.
Assist in coordinating background checks on contractor's employees and subcontractors as required.
Process pay applications, and invoices. Ensure data is correct, and that work is acceptable prior to approving.
Other duties and responsibilities as assigned.

Minimum Qualifications:
Bachelor’s degree in construction management, engineering, architecture or related field;
Plus, a minimum of three years of experience in project management and/or construction management or related experience;
OR any combination of education and experience.
Preferred Knowledge, Skills and Abilities:
Experience with AutoCAD, Excel, Bluebeam, Adobe PDF, and MS Project software
Exemplary communication, organization, interpersonal and leadership skills
Knowledge of project management policies and processes
Strong written and verbal communications, planning and organizational skills
Strong attention to detail and organizational skills
Experience with Microsoft Office/Microsoft 365
Experience with understanding, reviewing and managing project schedules

Strong client and consultant relationship management skills
Knowledge of Real Estate deeds, legal descriptions, acquisitions, dispositions, leases and/or easements

A valid Colorado driver’s license is required for positions that drive on County Business in either a county or personal vehicle within 30-days of hire or beginning to serve as an intern or volunteer.
