Job Description
As a Project Manager, you will oversee commercial roofing service, maintenance, repair, and reroofing projects from initial customer request through project completion. This role is responsible for delivering exceptional customer service while ensuring projects are completed safely, efficiently, on schedule, and within budget. Success in this position requires strong communication, organization, problem-solving, and the ability to build long-term relationships with customers, vendors, and field teams.
Responsibilities
1. Project Planning & Execution
- Serve as the primary point of contact for customers throughout the lifecycle of service, maintenance, repair, and reroofing projects.
- Review customer requests, inspection reports, proposals, and project requirements to develop execution plans.
- Coordinate project schedules, materials, equipment, subcontractors, and field crews to ensure timely completion.
- Manage multiple projects simultaneously while maintaining quality, responsiveness, and profitability.
- Conduct site visits to assess project conditions, monitor progress, and ensure work is completed to Starkweather Roofing standards.
- Coordinate emergency repairs and respond quickly to customer needs when required.
- Maintain complete project documentation including work orders, inspection reports, proposals, change orders, photographs, customer correspondence, and closeout documentation.
- Proactively identify project risks and develop solutions to minimize delays and maximize customer satisfaction.
2. Financial & Budget Management
- Manage project budgets including labor, materials, subcontractors, and equipment.
- Monitor project profitability and job costs throughout execution.
- Review and approve purchase orders, invoices, subcontractor billing, and change orders.
- Collaborate with Accounting to ensure timely customer invoicing and project closeout.
- Identify opportunities to improve efficiency while maintaining quality and customer expectations.
3. Client and Stakeholder Relationship Management
- Build lasting relationships with commercial property owners, facility managers, property management companies, and existing customers.
- Provide proactive communication regarding project status, schedules, repair recommendations, and maintenance needs.
- Deliver exceptional customer service while resolving concerns professionally and efficiently.
- Identify opportunities for additional maintenance, repair, reroofing, and preventative service solutions that provide value to customers.
- Support long-term customer retention through responsiveness, quality workmanship, and trusted partnership.
4. Team Leadership & Collaboration
- Work closely with Service Managers, Superintendents, Foremen, Estimators, and field technicians to ensure successful project execution.
- Coordinate subcontractors, vendors, suppliers, and internal departments.
- Provide clear expectations and project direction to field personnel.
- Foster a collaborative, accountable, and customer-focused team environment.
- Maintain effective communication between customers, office staff, and field operations.
5. Quality Control & Safety
- Ensure all work meets Starkweather Roofing quality standards, manufacturer specifications, and industry best practices.
- Conduct jobsite inspections to verify workmanship, safety compliance, and project progress.
- Partner with Safety personnel to promote a safe working environment and ensure OSHA compliance.
- Address quality or safety concerns immediately and implement corrective actions as necessary.
6. Additional Responsibilities:
- Support preventative maintenance programs and roof asset management initiatives.
- Assist with inspections, project estimating, and proposal development when needed.
- Participate in customer meetings and project reviews.
- Perform additional duties and special projects as assigned.
Requirements
- Minimum of 5 years of experience in commercial construction project management; roofing experience preferred.
- Experience managing commercial roofing service, repair, maintenance, or reroofing projects preferred.
- Strong knowledge of construction project management processes and documentation.
- Proficiency in project management software.
- Excellent leadership, communication, and organizational skills.
- Ability to collaborate effectively with clients, subcontractors, suppliers, and internal teams.
- Strong problem-solving and decision-making abilities.
- Knowledge of safety regulations and quality control practices.
- Team player attitude is a must.
- Ability to climb a 40-foot ladder and lift heavy objects.
- Willingness to travel as required.
- Must have a valid driver’s license and clean driving record.
- OSHA certification or willingness to complete certification.
