Job Description

The OPPORTUNITY

This position is responsible for supporting the security, maintenance, and overall readiness of a private property in Arcadia, Michigan. The Property Caretaker will conduct routine property patrols, assist with grounds and trail maintenance, monitor property conditions, and help ensure the property remains safe, clean, and accessible for owners and guests.

This role requires a dependable, self-motivated individual who can work independently, respond proactively to property needs, and maintain a high level of professionalism and confidentiality.

This is a part-time position, with scheduling that may vary seasonally. Flexibility is essential, as occasional availability to respond to urgent or time-sensitive property needs is expected.

 

WHAT YOU'LL DO

Property Security & Monitoring
  • Conduct routine patrols of the property at varying times to ensure security and identify potential concerns.
  • Monitor for unauthorized access, trespassing, or property damage and report issues promptly.
  • Coordinate with local law enforcement when necessary to address security concerns.
  • Observe and report safety hazards or maintenance needs to the Asst. Property Manager – Lakeshore.

 

Grounds & Property Maintenance

  • Perform trail clearing, maintenance, and general upkeep of outdoor areas.
  • Maintain cleanliness of beach, recreational areas, and other designated property spaces.
  • Assist with seasonal property preparation and maintenance activities.
  • Complete minor repairs and maintenance projects as assigned.
  • Safely operate maintenance tools and equipment as needed.

 

Owner & Guest Support

  • Assist with opening and closing procedures for the property and pavilion.
  • Provide access to the property and facilities for owners, guests, vendors, and authorized visitors.
  • Help ensure outdoor spaces and amenities are maintained in a clean and welcoming condition.
  • Support special projects and seasonal activities as requested.

 

General Responsibilities

  • Maintain regular communication with the Asst. Property Manager – Lakeshore and Sr. Property Manager regarding property conditions and needs.
  • Respond to property issues in a timely and professional manner.
  • Work independently with minimal supervision while maintaining quality standards.
  • Demonstrate sound judgment, initiative, and accountability in daily responsibilities.
  • Maintain strict confidentiality regarding all business and personal matters related to the property owners.

 

WHAT YOU'LL BRING

  • Experience in grounds maintenance, property caretaking, facilities maintenance, landscaping, or a related field preferred.
  • Ability to work independently and manage responsibilities with minimal supervision.
  • Strong attention to detail and commitment to maintaining property standards.
  • Strong vendor network and coordination experience.
  • Dependable, flexible, and service-oriented approach to work.
  • Ability to identify and address maintenance and safety concerns proactively.
  • Strong communication and problem-solving skills.
  • Ability to perform physical tasks and work outdoors in varying weather conditions.
  • Valid driver’s license required.

 

PHYSICAL DEMANDS: 

  • Required to wear appropriate employer-provided safety equipment in performance of job.
  • Ability to lift fifty (50) pounds to a maximum height of six (6) feet; occasional lifting to eighty (80) pounds.
  • Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time.
  • Ability to safely operate maintenance equipment and tools, e.g. backpack blower, string trimmers, mowers, chain saw, and similar equipment. 
  •  Ability to work outdoors in all types of weather conditions.
  • Ability to walk trails and inspect large outdoor property areas on a routine basis.
