Saglo Companies is seeking a Senior Asset Manager to join our Asset Management team in Miami Lakes, FL. This role is responsible for owning a portfolio of retail shopping centers end to end — asset strategy, NOI performance, lease analysis, capital projects, and institutional-quality reporting. The ideal candidate brings 7+ years of commercial real estate experience, including at least 4 years in an asset management role at an institutional platform (REIT, private equity, or established owner-operator), with direct retail and shopping center experience. Deep retail lease fluency, strong financial modeling skills in Excel and ARGUS, and working knowledge of construction and capital projects are required. Travel to assets across Florida, Georgia, and Maryland is expected (15 to 25 percent). This role reports to the Director of Asset Management and offers the opportunity to apply institutional rigor in a nimble, privately held owner-operator environment where your work directly shapes outcomes.

We've been doing this since 1976. 50 years of owning and operating necessity-based retail real estate, roughly 2.4 million square feet across 24 shopping centers anchored by tenants like Winn-Dixie, TJ Maxx, Burlington, Kohl's, and Starbucks.

We're a privately held, vertically integrated owner-operator. That means the person we hire for this role will sit inside the business, not removed from it. You'll work directly with senior leadership, own real assets end to end, and see the results of your decisions in the numbers.

We've built a lot of institutional rigor into how we operate. What we're looking for now is someone who can help us take that further.


The Role

This is a senior role on our Asset Management team. You'll own a portfolio of shopping centers end to end, strategy, performance, leasing decisions, capital projects, reporting and you'll be a genuine thought partner to the Director of Asset Management and ownership.

The opportunity here is a real one: you're coming from an institutional platform (REIT, PE, or a larger owner-operator) and you're ready to apply that toolkit somewhere nimbler. At Saglo, you won't be managing upward through three layers of bureaucracy to move on an asset. You'll have the data, the relationships, and the trust to actually drive decisions.

What You'll Own

Portfolio Strategy and Asset Performance

•      Full accountability for NOI growth, value creation, and execution of the business plan for your assigned portfolio of assets.

•      Multi-year financial models, hold/sell analyses, and value enhancement plans for each property.

•      Regular monitoring of KPIs — occupancy, rent roll health, sales productivity, expense ratios, NOI, IRR — with proactive identification of gaps and opportunities.

•      Site visits across Florida, Georgia, and Maryland to stay close to your assets, your markets, and your tenants.

Lease Analysis and Deal Review

•      Deep fluency in complex retail leases — anchors, REAs, OEAs, ground leases — and the downstream implications of every clause.

•      Hands-on review and approval of lease deals in partnership with the leasing team, with a focus on economic terms, lease structure, and risk.

•      Oversight on annual CAM, tax, and insurance reconciliations to ensure full and accurate recovery.

•      Working knowledge of co-tenancy, go-dark, kick-out, percentage rent, recapture, exclusive use, and assignment rights — not just conceptually, but in practice.

Capital Projects and Construction

•      Asset management lead on capital projects, redevelopments, and TI programs from concept through completion.

•      ROI evaluation and pro forma stress testing for redevelopments, expansions, facade work, parking, and major building system replacements.

•      Collaboration with construction teams, property management, architects, and engineers to track cost, schedule, and scope — and escalate variances before they become problems.

•      Comfort reading construction documents, budgets, and change orders well enough to ask the right questions.

Reporting, Budgeting, and Underwriting

•      Annual budgeting and reforecasting for assigned assets — operating and capital budgets, leasing assumptions.

•      Institutional-quality monthly, quarterly, and annual reporting for ownership, investors, and lenders.

•      Financial modeling in Excel and ARGUS (or comparable) for budgets, valuations, and hold/sell analyses.

•      Support for acquisitions and dispositions through underwriting, due diligence, and transition planning.


What You Bring

•      7+ years of progressive commercial real estate experience, with at least 4 years in asset management at an institutional platform (REIT, private equity, or established owner-operator).

•      Direct retail real estate experience is required. Shopping center experience is strongly preferred.

•      Demonstrated ability to read, interpret, and apply the logic of complex retail leases, REAs, and related agreements.

•      Working knowledge of construction and capital projects — including reading drawings, evaluating budgets, and holding GCs and consultants accountable.

•      Strong financial modeling skills in Excel; experience with ARGUS Enterprise and platforms like Yardi or MRI.

•      A track record of driving NOI growth and executing business plans across a multi-asset portfolio.

•      Excellent written and verbal communication skills — you can translate complex data into a clear story for ownership, investors, and lenders.

•      Willingness to travel to assets across Florida, Georgia, and Maryland (roughly 15 to 25 percent).

•      Bachelor's degree in Real Estate, Finance, Accounting, Business, or a related field.

Nice to haves:

•      MBA, master's degree in Real Estate or Finance, or CCIM/CPM/RPA designation.

•      Background in redevelopment or value-add retail projects.

•      Meaningful exposure to construction management, tenant coordination, or development.

•      Existing relationships in the southeastern retail real estate market.

•      Bilingual English/Spanish — a plus given the South Florida market.


What Success Looks Like

Within 90 days:

You know the portfolio at an asset level, you've built relationships across the team, and you've identified the three to five highest-impact opportunities and risks.

Within 6 months:

You're running the asset management function for your portfolio, the bar on reporting and underwriting has gone up, and you're actively driving capital and leasing decisions.

Within 12 months:

You've measurably moved the needle on NOI, brought institutional best practices into how we work day to day, and become a trusted partner to ownership and senior leadership.
