P5Summary:
The Senior Project Manager establishes, implements, develops, and controls best practices for the planning, design, budgeting, and execution of facilities maintenance, expansion, and construction projects. This role defines and documents project lifecycle policies and processes to ensure delivery on plan and within budget.
The position also develops methodologies for project-specific key performance metrics and supports resource allocation across projects. This role reports directly to the Vice President of Corporate Services, Real Estate, and Enterprise Security.
Essential Duties & Responsibilities
Serve as subject matter expert for construction, renovations, and corporate Services projects, aligning scope, goals, and deliverables with business objectives in collaboration with senior management.
Develop and implement best practices, tools, and techniques for project planning, execution, communication, milestone tracking, and performance measurement.
Partner with legal and procurement to finalize contracts with construction managers, contractors, architects, and third-party vendors.
Define and communicate project expectations, success criteria, and deliverables to stakeholders throughout the lifecycle.
Deploy tools to manage and track timelines, milestones, budgets, deliverables, dependencies, and critical paths.
Monitor project progress, identify risks, and resolve issues and conflicts across internal and external teams.
Review, manage, and adjust project budgets, including contract awards and contingencies.
Establish and analyze status reporting, troubleshoot problem areas, and mitigate project risks.
Review and approve change requests, RFIs, pay applications, and change orders, ensuring accuracy, completeness, and cost competitiveness.
Manage project workstreams and resource allocation, including augmenting teams with internal SMEs or external consultants as needed.
Oversee vendor, contractor, and construction team performance, including superintendent and team vetting.
Building Design Implementation
Lead programming and design development processes, translating business requirements into actionable design criteria. Enforce corporate design standards, guidelines, and specifications
Review and approve architectural/engineering drawings, specifications, and construction documents. Manage architect and design team output across all design phases (concept through documents)
Identify and mitigate design-related risks, minimizing downstream change orders
Ensure alignment with codes, sustainability standards, and workplace strategy objectives
Procurement, Bidding, and Permitting
Oversee bidding and procurement of construction services, products, furniture, and technology.
Manage subcontractor bid process, including: Pre-bid meetings and site visits; Bid evaluation and Guaranteed Maximum Price (GMP) development; Subcontractor descope meetings; Value engineering coordination
Ensure permitting and regulatory compliance, coordinating required documentation with construction managers, authority holding jurisdictions, corporate teams.
Construction Oversight
Conduct site visits to monitor construction progress, safety, and quality.
Attend and review weekly coordination meetings and construction manager documentation.
Coordinate with architects, engineers, construction managers, and subcontractors to resolve design and coordination issues impacting cost, schedule, and quality.
Monitor construction manager compliance with contractual terms.
Review and align construction schedules with overall project timelines.
Review and validate applications for payment and coordinate with accounting and procurement.
Project Closeout
Coordinate and ensure completeness of O&M manuals, warranties, guarantees, and materials.
Facilitate project turnover, training, and completion meetings.
Lead punch list development, inspections, and remediation tracking.
Conduct follow-up inspections and manage substantial and final completion sign-offs.
Perform post-mortem analysis to identify successful and unsuccessful project elements.
Leadership & Team Management
Assess need for additional staff, consultants, architects, or MEP engineers during project lifecycles.
Coach, mentor, and supervise project team members and contractors, driving accountability and performance.
Requirements:
Education:
Bachelor’s degree in public administration, business administration, planning, engineering, or related field (or equivalent experience).
PMP Certification advised.
Experience:
7+ years of combined experience in project management experience in construction, including vendor management, bidding, negotiation, budgeting, strategic planning, and managing construction permits and approvals.
Computer Skills:
Proficient in engineering tools, computer-aided design (CAD), spreadsheets, word processing, and statistical software
Communication Skills:
Strong communication and presentation skills
Preferences:
Master’s degree in a related field
Direct experience beyond 8 years
Advanced knowledge of city, county, and federal codes, laws, and standards
Managing construction permits and approvals
Travel:
1–6 domestic trips per year
