Position Summary
The Property Finance Specialist manages and oversees financial operations for a portfolio of affordable housing properties. This role is responsible for accurate financial reporting, regulatory compliance, budgeting and forecasting support, and maintaining reliable financial records. You’ll partner closely with Asset Managers, Regional Managers, and other stakeholders to ensure financial integrity and compliance across the portfolio.
Key Responsibilities
Financial Reporting & Analysis
Prepare and review monthly financial reports for accuracy and compliance with accounting standards and regulatory requirements.
Identify, document, and communicate financial variances.
Maintain accurate accruals and general ledger entries, ensuring records are current and complete.
Audits & Compliance
Review and reconcile audits against financial records.
Prepare and transmit financial statements to regulatory agencies accurately and on time.
Coordinate with auditors and respond to audit inquiries with supporting documentation.
Reconcile reserve accounts and ensure compliance with surplus cash calculations and regulatory requirements.
Budgeting & Forecasting
Collect, compile, and analyze financial data, including utility allowance projections.
Prepare reserve logs, budget questionnaires, and supporting reports.
Develop compliant budget allocations and narratives.
Analyze historical operating results, occupancy trends, and expenses to build annual budgets and forecasts in Forecast IQ.
Submit annual budgets and revisions to regulatory agencies within required deadlines.
Support approval processes with agencies and owners and update financial systems as needed.
Accruals Management
Set up, review, and maintain monthly accruals and prepaids in Yardi.
Perform mid-year and year-end accrual cleanups, including reversals and GL coding corrections.
Reconcile accrual and prepaid accounts to the general ledger monthly.
HUD & Regulatory Compliance
Process OCAF adjustments and contract renewals in accordance with HUD requirements.
Manage utility allowance updates and BBRI submissions.
Submit Form 9250 requests and other required compliance documentation.
Qualifications
Bachelor’s degree in Accounting, Finance, or a related field preferred.
Experience in finance, accounting, or a related field; affordable housing or property management experience is a plus.
Proficiency with financial software; Yardi experience preferred.
Advanced skills in Microsoft Office 365, especially Excel.
Strong analytical skills with exceptional attention to detail and accuracy.
Excellent verbal and written communication skills, including the ability to explain financial information to non-financial audiences.
Strong problem-solving and organizational skills, with the ability to manage competing priorities and meet deadlines.
