<p>The Assistant Project Manager supports the planning, coordination, and execution of day-to-day operations on high-performance data center construction projects. Working under direct supervision, the Assistant Project Manage performs routine tasks focused on gathering, organizing, and distributing technical and logistical information to ensure seamless delivery of mission-critical infrastructure.</p>

<p><strong>Primary Duties</strong></p>

<ul>
	<li>Reviewing and becoming familiar with project contract documents, specifications, and drawings, with emphasis on MEP systems, redundancy requirements, and commissioning protocols</li>
	<li>Participating in coordination meetings with trade partners, design teams, and client stakeholders to address labor, scheduling, and system integration concerns; taking minutes as required</li>
	<li>Providing field support to construction superintendents and project managers to ensure compliance with data center-specific standards</li>
	<li>Assisting in developing scopes of work for subcontractors, particularly those handling electrical, mechanical, and low-voltage systems</li>
	<li>Supporting constructability reviews with a focus on high-density cooling, power distribution, and fire suppression systems</li>
	<li>Attending preconstruction meetings with subcontractors prior to each phase of work, including white space buildouts and equipment installations</li>
	<li>Assisting with project close-out documentation, including commissioning reports, asset tagging, and turnover packages</li>
	<li>Coordinating punch list items and procedures with a focus on critical path systems and client readiness</li>
	<li>Assisting in estimating and bidding processes, tracking costs for MEP trades and long-lead equipment to maintain budget alignment</li>
	<li>Supporting development and maintenance of the site logistics plan, including laydown areas for generators, chillers, and switchgear</li>
	<li>Assisting with change management by soliciting, reviewing, and organizing quotations for IOCCs and Change Orders related to infrastructure upgrades</li>
	<li>Reviewing and distributing RFIs and submittals under supervision, with attention to lead times and system compatibility</li>
	<li>Documenting technical, financial, and personnel aspects of the project, including updates to commissioning schedules and equipment delivery logs</li>
	<li>Assisting in managing the permit process for electrical, mechanical, and fire protection systems</li>

Assistant Project Manager

<p>The APEX Power Co. Project in Hubbard, TX, under construction in Phase 1, it is expected to build out to 1.6 GW. It features a diverse mix of generation technologies, including GE LM6000/LM2500 simple cycle turbines and MAN/Everllence 18V51/60G gas reciprocating engines, and a Battery Energy Storage System (BESS), enabling flexible and reliable power output. Expansion of the site could include additional GE Aero units (LM2500), GE large frame units (7FA/7FB/7H), and Siemens V84.2 units configured in simple or combined cycle. This combination allows the plant to efficiently meet varying energy demands while supporting data center grid reliability and stability.</p>
<p><strong>Opportunity Summary </strong></p>
<p>The Maintenance Manager at the APEX Power Co. Project will lead the maintenance organization through pre-commissioning and into commercial operation, ensuring safe, reliable, and efficient performance of all generation and balance-of-plant equipment. This role includes establishing preventive, predictive, and corrective maintenance programs, coordinating contractors, managing budgets, and driving continuous improvement initiatives to optimize plant availability, performance, and reliability. During pre-commissioning, the Maintenance Manager will focus on staffing, procedures, commissioning support, and readiness activities to ensure the plant is prepared for successful startup.</p>
<p><strong>As Maintenance Manager, your responsibilities specific to the Pre-Commissioning Phase include the following functions: </strong></p>
<ul>
<li>Assist the Plant Manager in recruiting, onboarding, and qualifying initial maintenance personnel to ensure a fully staffed and technically competent maintenance team.</li>
<li>Develop staffing schedules, on-call coverage frameworks, and resource allocation plans to support commissioning, first-fire, and initial operational readiness.</li>
<li>Establish initial qualification and training programs for maintenance personnel on aero-derivative CTs, frame CTs, reciprocating engines, BESS, and balance-of-plant systems.</li>
<li>Develop first-issue maintenance procedures, inspection protocols, and preventive/predictive maintenance guidelines aligned with OEM, EPC, and industry best practices.</li>
<li>Participate in system walkdowns, Pre-Startup Safety Reviews (PSSR), first-fire, synchronization, and performance testing to ensure equipment reliability and safe commissioning.</li>
<li>Support the development of audit-ready documentation, operational logs, and reporting templates for seamless CCC handover from EPC to Operations.</li>
<li>Establish and configure the site CMMS during the commissioning phase, developing asset structures, preventive maintenance programs, equipment records, and work order management processes to support long-term reliability and efficient maintenance execution.</li>
<li>Oversee initial commissioning and functional validation of critical systems, including DCS/HMI verification, alarm rationalization, and equipment start/stop sequences.</li>

<li>Coordinate with Operations and Engineering to ensure all maintenance procedures, logs, and parts management systems are ready for safe and reliable plant startup.</li>

<p><strong>Your scope of responsibility as Maintenance Manager includes the following primary functions: </strong></p>

<li>Oversee maintenance personnel to ensure safe, efficient, and high-quality performance of maintenance and repair work in alignment with company policies, procedures, and technical specifications.</li>

<li>Ensure maintenance manuals, OEM guides, and plant records are current, and oversee warehouse and inventory management to maintain efficient material availability and utilization.</li>
<li>Lead initiatives to improve plant performance, including reliability, heat rate, and availability, while reducing corrective maintenance needs.</li>
<li>Participate in the development, implementation, and ongoing refinement of plant policies, objectives, and long-term maintenance planning strategies.</li>
<li>Promote positive community and environmental engagement by encouraging maintenance staff participation in outreach and plant stewardship activities.</li>
</ul>

<p><strong>Physical Requirements and Working Conditions </strong></p>
<p>Physical requirements include standing for extended periods of time, climbing stairs and ladders, working from elevated platforms and walkways at varying heights, and routinely lifting up to 50 pounds.</p>
<p>Power plant environment that may involve entering confined spaces, crawling through narrow areas, and handling hazardous materials, with exposure to fumes, extreme temperatures, and noise. Work may include high heat near equipment and varying outdoor weather conditions.</p>
<p>Some duties may require the use of protective equipment, which can include hard hats, safety glasses, and eye protection, air masks/respirators, ear protection, chemical suits, flame-resistant clothing (FRC), hot gloves, high-voltage protective gear, and fall protection. Fit testing for respirators may be required. Strict smoking restrictions apply in and around the facility.</p>
<p><strong>Fitness for Duty </strong></p>
<p>All personnel will participate in the Fitness for Duty Program, which includes a post-offer physical examination, drug screening, and post-employment random drug screening.</p>
<p><strong>Work Schedule </strong></p>
<p>The Maintenance Manager works a standard Monday to Friday day shift schedule, ensuring consistent plant operation and support during regular business hours. This position will also occasionally necessitate extended working hours and flexible shifts as needed, including weekends and holidays, in response to schedules, workload demands, and plant conditions. Periodic callouts or “On call” status will also be required.</p>

<p>We are seeking a&nbsp;<strong>Senior Project Estimator - Data Center Preconstruction </strong>to support greenfield data center projects through full-project budget validation, independent cost estimating, GC/CM estimate reconciliation, GMP and lump-sum proposal review, Schedule of Values review, and value engineering support.</p>
<p>This role is not intended to be limited to electrical and telecom/fiber estimating. While data centers are highly MEP-driven and electrical, telecom, low voltage, power, cooling, and commissioning scope awareness is important, the successful candidate must be able to evaluate the full project estimate across all major disciplines, identify scope gaps and pricing risks, explain assumptions and variances, and present clear recommendations to internal teams and client stakeholders.</p>
<p><strong>RESPONSIBILITIES </strong></p>

<li>Review and validate full project budgets and costs across civil/sitework, structural, architectural, mechanical, electrical, fire protection, telecom, low voltage, structured cabling, fiber, general conditions, indirect costs, escalation, contingency, allowances, fees, markups, and soft cost interfaces such as design fees, permits, utility costs, owner vendors, commissioning, testing, and project contingency.</li>
<li>Prepare independent estimates at schematic design, design development, and 100% construction document stages.</li>

<li>Review GMP and lump-sum proposals, including assumptions, qualifications, exclusions, allowances, unit prices, alternates, general conditions, fees, insurance, bonds, and markups.</li>
<li>Review Schedule of Values submissions for reasonableness, completeness, alignment with scope, and front-loading risk.</li>
<li>Evaluate bid packages, subcontractor pricing, vendor quotations, and GC/CM estimate submissions for completeness, competitiveness, and alignment with project scope.</li>
<li>Identify scope gaps, overlaps, estimate assumptions, pricing risks, long-lead cost drivers, escalation exposure, contingency needs, and potential budget impacts.</li>

<p><strong>QUALIFICATIONS </strong></p>
<p><strong>Required Qualifications </strong></p>
<ul>
<li><strong>12+ years</strong> of <strong>construction estimating</strong>, <strong>preconstruction</strong>, <strong>cost estimating</strong>, <strong>quantity surveying</strong>, or <strong>cost advisory</strong></li>
<li>Bachelor’s degree in Construction Management, Engineering, Quantity Surveying, Architecture, or a related technical field.</li>
<li>Full-project preconstruction estimating and cost validation experience across civil, structural, architectural, MEP, fire protection, telecom, general conditions, indirect costs, escalation, contingency, and allowances.</li>
<li>Demonstrated full-project estimating experience across multiple disciplines, not only one trade or specialty scope.</li>
<li>Strong understanding of all major construction disciplines, with particular strength in MEP-heavy project environments and data center MEP intensity.</li>
<li>Experience with large commercial, industrial, mission-critical, data center, semiconductor, advanced manufacturing, infrastructure, EPC, or similarly complex capital projects.</li>
<li>Experience preparing independent estimates and reconciling estimates against GC/CM submissions, GMP proposals, lump-sum proposals, bid packages, subcontractor pricing, and vendor quotes.</li>
<li>Strong commercial and analytical judgment in reviewing GMP, lump-sum, GC/CM, and subcontractor cost proposals.</li>
<li>Ability to review assumptions, qualifications, exclusions, allowances, unit pricing, general conditions, fees, markups, escalation, contingency, and risk allowances.</li>
<li>Strong capability to identify scope gaps, cost drivers, estimate risks, pricing variances, and budget exposure.</li>
<li>Ability to reconcile estimates, challenge assumptions, identify scope gaps, and communicate cost risk clearly.</li>
<li>Ability to clearly explain estimate assumptions, variances, escalation, contingency, risk, and recommendations to internal teams and client stakeholders.</li>
<li>Client-facing communication, executive-ready presentation skills, and clear Basis of Estimate documentation.</li>
<li>Proficiency with Microsoft Office Suite, especially Excel and PowerPoint, and experience with digital takeoff or estimating tools such as <strong>Bluebeam</strong>, <strong>CostX</strong>, <strong>WinEst</strong>, <strong>Trimble</strong>, <strong>Accubid</strong>, or similar platforms.</li>
<li>Excellent written and verbal communication skills, strong attention to detail, and ability to work independently in a remote, fast-paced, client-facing environment.</li>
</ul>
<p><strong>Preferred Qualifications </strong></p>
<ul>
<li>Direct experience estimating greenfield data centers, hyperscale data centers, multi-campus data center programs, or mission-critical facilities.</li>
<li>Strong data center cost driver awareness, including electrical gear, generators, UPS systems, switchgear, substations, cooling systems, utilities, telecom and low voltage, commissioning, and long-lead procurement.</li>
<li>Familiarity with AI/HPC data center infrastructure, including high-density racks, liquid cooling, CDUs, chilled water systems, heat rejection, electrical capacity, commissioning, and long-lead equipment coordination.</li>
<li>Experience reviewing OSP/ISP fiber routing, meet-me rooms, backbone infrastructure, cross-connects, structured cabling, and low-voltage systems as part of a broader full-project estimate.</li>
<li>Experience with ASPE, AACE, PMP, RICS, or other relevant estimating, cost, or project management certifications.</li>
<li>Familiarity with cloud-based estimating platforms, cost databases, benchmark tools, Power BI, Tableau, or other cost analytics tools.</li>
<li>Experience supporting value engineering workshops, estimate validation reviews, procurement strategy, bid leveling, and project budget governance.</li>
</ul>
