Job Description

The Position:

We are seeking a people-focused  Regional Maintenance Supervisor to support several of our Affinity Living Communities located in Western Washington. As the Regional Maintenance Supervisor, you will be responsible for building a strong rapport with our residents, Maintenance Supervisors, and on-site teams. In this role, you will be responsible for the overall leadership of associates and properties in your region while also managing budgeting, reporting, and planning of all maintenance related tasks. Other duties and responsibilities are as follows:

  • Manage, lead, develop, and motivate high-performing teams of Maintenance Supervisors and associates.
  • Identify talent in the market and recruit, hire, and onboard to build a cohesive team.
  • Provide continual training and performance evaluation of associates.
  • Create and maintain a community culture focused on enhancing our residents’ way of life while providing excellent customer service and a supportive home environment.
  • Visit properties regularly to inspect communities and build rapport with on-site teams and residents, verify that properties and units are maintained to Axis Residential standards; travel will be required as part of the expectation.
  • Provide technical assistance to site teams as needed.
  • Promote a safety-first culture throughout the portfolio.
  • Manage all work performed by Maintenance Supervisors and associates to ensure that both labor and material costs are allocated properly.
  • Participate in budget planning processes and oversee budget for all expenses related to maintenance within the portfolio.
  • Ensure implementation of all routine preventative maintenance programs.
  • Ensure the repair and maintenance of property facilities and units within the portfolio, including unit turns, are completed in a timely and professional manner consistent with the standards set by Axis Residential. 
  • Monitor established vendor relationships ensuring the best quality of work and materials; negotiate, manage, and optimize vendor contracts.
  • Safely operate and maintain property golf cart if use is required.
  • Additional travel may be required to fulfill the responsibilities of this position.
  • Comply with all company policies/procedures and Fair Housing laws.

What We Are Seeking:

  • Experience developing and leading high performing teams.
  • Experience in a multi-site Maintenance Supervisor role 
  • Excellent communication skills; must be proficient in speaking, reading, and writing in English.
  • Computer proficiency to include email, Microsoft Office Suite, ability to navigate web-based trainings, and other various computer programs.
  • Certified Pool Operator (CPO) Certification is required.
  • High School diploma or equivalency certificate.
  • Valid driver’s license and insured, operable vehicle.

Compensation and Benefits

  • Competitive pay, $80,000 -$95,000 (based on experience).

Physical Requirements: 

  • Standing: 6-8 hours/day. 
  • Walking: 6-8 hours/day.
  • Lifting: 25-50 lbs., may require movement/lifting in excess of these limits.
  • Twisting: moderate, 121-480 twists/day (480 based upon 1 twist/minute). 
  • Bending: moderate, 1-120 bends/day.
  • Squat/Kneel: 1-6 hours/day.
  • Climbing: 3-6 hours/day- ladders and stairs.
  • Endurance: moderate energy requirements.
  • Manual Dexterity: gross and fine frequent motor movement, either hand 61%-100% of job cycle time.
  • Vision: minimal near vision and depth perception required.

Environmental and Safety Factors:

  • Weather: working both indoors and outdoors with frequent exposure to extreme weather conditions/temperatures, including uneven and slippery surfaces.  
  • Noise: occasional exposure to high-volume sounds, hearing protection provided.
  • Moving Objects: potential for significant injury from moving objects.
  • Pace of Work: varies, typically fast-paced.
  • Work with Others: moderate, association is intermittent and necessary.
  • Note: job duties do not require the use of a respirator, however one will be provided if requested.
  • Driving: exposure to conditions related to operating a motor vehicle, including the possibility of bodily injury related to motor vehicle collisions.
