Salary: $29.21 - $32.13 Per hour; 40 hours a week
Schedule: Monday - Friday 8:00AM - 4:00PM
Job Summary:
The Lead Maintenance Technician is a working technical leader responsible for the operation, maintenance, troubleshooting, and repair of core building systems and back-of-house mechanical infrastructure. This role combines advanced mechanical expertise with team leadership to ensure all building systems operate safely, efficiently, and in compliance with applicable codes and organizational standards.
The Lead Technician serves as the senior on-site technical resource for HVAC, electrical, plumbing, fire/life safety, and building automation systems while guiding and supporting maintenance staff in daily operations.
Essential Duties/Responsibilities:
- Serve as the lead hands-on technician for all major building systems, including HVAC, boilers, pumps, electrical distribution, plumbing, fire alarm systems, elevators, and life safety equipment.
- Diagnose and troubleshoot complex mechanical and electrical issues; perform repairs or coordinate specialized service when required.
- Monitor, operate, and optimize building automation and control systems to maintain efficiency and system reliability.
- Lead preventive maintenance programs for all back-of-house mechanical systems, ensuring timely inspections, testing, and documentation.
- Respond to system alarms and emergency conditions, providing rapid technical resolution.
- Perform mechanical repairs including motors, belts, bearings, pumps, valves, thermostats, lighting systems, and other facility components.
- Read and interpret blueprints, mechanical drawings, schematics, and control diagrams to support repair and installation work.
- Oversee “make-ready” preparation of offices and tenant spaces with attention to mechanical, electrical, and safety systems readiness.
- Provide technical directions and daily work guidance to maintenance staff.
- Lead by example through active participation in repair and maintenance tasks.
- Ensure work orders, preventive maintenance schedules, and documentation are completed accurately and on time.
- Adjust work assignments and schedules as needed in coordination with the Manager of Facilities.
- Conduct routine inspections of mechanical rooms, equipment spaces, and work areas to ensure safe work practices and code compliance.
- Follow up on deficiencies and ensure corrective actions are completed.
- Assist in training and mentoring maintenance staff in proper mechanical procedures and safety practices.
- Ensure compliance with OSHA regulations, building codes, fire safety requirements, and inspectional services standards.
- Ensure fire alarm and emergency systems are inspected, tested, and documented per regulatory requirements.
- Maintain adequate inventory of mechanical supplies, tools, and replacement parts.
- Assist with oversight of outside contractors and service vendors performing mechanical or technical work.
- Support the organization’s commitment to safety, professionalism, and respect for Guests and staff.
- Perform other duties as assigned by the Manager of Facilities.
Required Skills/Abilities:
- Working knowledge of building automation systems and computerized maintenance management systems (CMMS).
- Ability to read and interpret mechanical drawings, blueprints, and schematics.
- Proficiency in Microsoft Office (Outlook, Excel, Word).
- Strong problem-solving skills and ability to make independent technical decisions.
- Ability to communicate effectively with staff, vendors, and leadership.
Education and Experience:
- High school diploma or GED required.
- Minimum of 2–5 years of progressively responsible experience in commercial or Residential facilities maintenance.
- Demonstrated hands-on experience with HVAC systems, mechanical equipment, and building controls.
- Prior experience in a lead or senior technician role strongly preferred.
- Strong working knowledge of HVAC systems, boilers, pumps, motors, electrical distribution, and plumbing systems.
- Ability to troubleshoot mechanical and electrical systems independently.
- Technical trade certification in HVAC, electrical, or mechanical systems preferred.
- Valid state driver’s license required.
Physical Requirements/Working Conditions:
- Regular standing, walking, bending, lifting, climbing ladders, and working in mechanical spaces.
- Work in mechanical rooms, rooftops, utility areas, confined spaces, and adverse weather conditions.
- Exposure to electrical systems, rotating equipment, heat, noise, and other mechanical hazards.
- Required participation in on-call rotation for emergency response.
- May work beyond normal hours during system failures or critical repairs
