Job Description

Position Summary

The Project Manager is responsible for the day-to-day oversight of ground-up construction projects from preconstruction through closeout. Working closely with the VP of Construction, ownership, design teams, and subcontractors, this individual ensures projects are delivered safely, on schedule, within budget, and in accordance with quality standards. The ideal candidate brings 3–7 years of construction project management experience and thrives in a fast-paced, entrepreneurial environment.

Key Responsibilities

•       Manage all phases of ground-up construction projects, including preconstruction, permitting, construction, and closeout.

•       Develop and maintain detailed project schedules using Procore, MS Project, or equivalent; identify critical path items and proactively resolve scheduling conflicts.

•       Monitor project budgets, review and approve invoices, track cost-to-complete, and prepare owner budget reports on a monthly basis.

•       Coordinate and communicate with architects, engineers, municipality officials, and subcontractors to keep projects moving efficiently.

•       Conduct regular on-site visits; enforce site safety plans and Forge’s quality standards.

•       Lead weekly owner-architect-contractor (OAC) meetings and prepare detailed meeting minutes and action logs.

•       Manage the submittal, RFI, and change order processes with accuracy and urgency.

•       Partner with the Superintendent to sequence work, resolve field issues, and maintain site productivity.

•       Support procurement and bidding activities, including scope reviews and leveling of subcontractor bids.

•       Provide regular project status updates to ownership and flag risks before they become problems.

•       Assist with project closeout including punch list completion, lien releases, O&M manuals, and certificate of occupancy.
