What You Will Do:
Full Portfolio Ownership
- Take full responsibility for the performance and day-to-day operations of assigned buildings
- Ensure consistent execution of company standards across operations, maintenance, and tenant experience
- Proactively identify operational gaps and implement solutions without requiring direction
- Maintain strong working relationships with Building Managers, ensuring clear expectations and accountability
Tenant Relations, Leasing & Revenue Execution
- Act as the primary point of contact for all tenant matters, including escalations and dispute resolution
- Execute leasing strategy in alignment with market conditions, including pricing, incentives, and availability management
- Oversee all leasing activity: inquiries, showings, application processing, and approvals
- Prepare and serve all required notices (rent increases, entry notices, breach notices, etc.)
- Manage the full tenancy lifecycle from move-in through to move-out
- Balance customer service with firm enforcement of lease terms and company policies
Arrears Management & Financial Accountability
- Own rent collection performance across the portfolio
- Maintain accurate, up-to-date arrears tracking and commentary in Yardi
- Issue and manage 10-Day Notices and escalation processes in accordance with the Residential Tenancy Act (RTA)
- Support annual budgeting processes and actively manage expenses against budget
- Identify financial risks, variances, and opportunities for cost control
Maintenance, Vendors & Asset Preservation
- Oversee all maintenance activity, ensuring timely resolution and high-quality workmanship
- Coordinate and manage vendors and contractors, including scheduling, scope control, and follow-up
- Ensure preventative maintenance is being executed to protect asset value
- Manage unit turnovers end-to-end, minimizing vacancy downtime and ensuring units are market-ready
Inspections, Compliance & Risk Management
- Oversight on move-in and move-out condition inspections in accordance with RTA requirements
- Perform regular site inspections to ensure cleanliness, safety, and overall building condition
- Ensure full compliance with the Residential Tenancy Act (RTA) and internal policies
- Maintain detailed, audit-ready documentation for all tenancy, maintenance, and financial matters
- Assist in preparing files for RTB dispute resolution, including evidence collection and timeline management
Systems, Reporting & Process Discipline
- Maintain accurate and complete records in Yardi across all aspects of the portfolio
- Provide regular reporting on leasing activity, vacancy, arrears, and operational performance
- Ensure no critical tasks or deadlines are missed through disciplined system usage
What You Will Bring:
- 1–2 years of property management or related experience
- Working knowledge of the Residential Tenancy Act (RTA) strongly preferred
- Proven ability to manage multiple buildings or priorities simultaneously
- Strong financial awareness and understanding of property-level performance
- Excellent communication skills, both written and verbal
- Experience with Yardi or similar property management systems is an asset
Salary Range:
$55,000 - $65,000
