DIRECTOR OF BUILDING AND GROUNDS
ARGO COMMUNITY HIGH SCHOOL
IMMEDIATE SUPERVISOR: Business Manager
CLASSIFICATION: Administrator
SUPERVISES: First, second and third shift foremen and all custodial/maintenance personnel.
PRIMARY
RESPONSIBILITES:
- Direct the operation and maintenance of the physical plant, school grounds and all non-instructional equipment.
- Coordinate work assignments of maintenance and custodial personnel.
- Establish and maintain a system of priorities for maintenance and repairs.
- Assist the Business Manager in preparing an annual operations budget.
- Coordinate the work of outside contractors.
- Prepare specifications, plans and cost estimates for the facility.
- Evaluate the performance of maintenance and custodial personnel and make recommendations to the Business Manager when changes of classifications are deemed advisable.
- Establish and maintain accurate personnel records of all maintenance and custodial employees.
- Develop and maintain a continuing site improvement program.
- Direct the operation and maintenance of school vehicles.
- Interview, select and recommend employment of maintenance and custodial staff as the need arises.
- Direct and coordinate receiving and shipping services.
- Establish and maintain an in-service training program.
- Establish and maintain an inventory of supplies and parts for operational needs.
- Develop and maintain a thorough preventive maintenance program for mechanical equipment.
- Establish and recommend priorities of work to be completed.
- Coordinate and approve with Business Manager all vacation schedules for maintenance and custodial personnel.
- Coordinate the purchasing of necessary equipment and supplies.
- Review on a regular basis all security precautions and procedures and recommend additions, changes or reductions in service as appropriate.
- Supervise and inspect the improvement and renovation work performed by outside contractors, and verify that the terms of all such contracts have been fulfilled before authorizing final payments.
- Maintain asbestos management plan, compliance with outside agency requirements.
- Coordinate all outside agency inspections and ensure compliance and safety requirements are satisfied.
- Supervise the preparation of reports as required by the Superintendent or Business Manager
- Serve as a member of the administrative advisory committee to the Board of Education on negotiations for custodial/maintenance personnel.
- Assume such additional responsibilities as the Superintendent or Business Manager may prescribe.

QUALIFICATIONS:
Comprehensive knowledge of building operation, maintenance and construction practices as they apply to schools.
Excellent organizational, operational, administrative and interpersonal skills
Experience in building operation and maintenance in the field of education.
Familiarity with educational and co-curricular programs, with support to instructional staff.
Experienced and knowledgeable of work order and preventive maintenance programs/systems
College degree preferred or High School diploma
Physical ability to meet job requirements
Compensation:
Range 105,000-120,000 commensurate with experience, plus comprehensive benefit packages.
