Job Description
Position Summary
The intern will support the Real Estate Asset Management team through hands on, observational, and analytical work, including:
  • Shadowing building engineers and asset management professionals to learn about building operations, sustainability practices, and property level workflows
  • Assisting with Cortex energy data analysis, including reviewing the building performance dashboards, identifying trends, and supporting efficiency initiatives
  • Participating in site visits to gain exposure to construction, maintenance operations, tenant spaces, and the broader asset portfolio
  • Engaging in observational learning opportunities designed to expand their understanding of commercial real estate, property management, and asset stewardship within a nonprofit institutional setting

Hours Per Week: 28 hours a week | Monday - Thursday 9am - 5pm | Pay Rate: $20 an hour

To be considered you must be a student enrolled in an undergraduate program. The Internship will run from June 1st, 2026- July 31st, 2026

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assist the Asset Management team with analysis of building energy performance data using the Cortex platform and other building management system tools.

  • Review interval energy consumption data and support identification of operational trends, anomalies, and potential efficiency improvements.

  • Participate in walkthroughs of building mechanical spaces, including central plant systems, HVAC equipment, and other base-building infrastructure.

  • Support asset-level sustainability initiatives, including documentation and monitoring of building performance metrics.

  • Shadow building engineers, property managers, and asset management professionals to observe day-to-day building operations and asset management decision-making.

  • Assist in organizing and summarizing building operational data, vendor reports, and performance dashboards for internal review.

  • Contribute to preparation of a final summer project analyzing the HVAC systems and central plant at 76 Trinity Place, including recommendations for improved operational efficiency and building management system optimization.

REQUIRED KNOWLEDGE, SKILLS, AND ACTIVITIES

  • Strong interest in building systems, sustainability, energy efficiency, or commercial real estate operations.
  • Basic analytical and quantitative skills with ability to review data sets and identify patterns.
  • Comfort using spreadsheets (MS Office), dashboards, and data-analysis tools.
  • Ability to communicate observations and findings clearly in both written and verbal formats.
  • Participate in site visits and engage with engineering and property management teams.
  • Curiosity and eagerness about building automation systems, HVAC operations, and asset management practices.

REQUIRED AND PREFERRED EDUCATION, EXPERIENCE, AND CREDENTIALS

Required

  • Student participating in the Stacks & Joules workforce development program or similar building-technology training program.
  • Coursework or training related to building automation, HVAC systems, energy management, computer programming, or building controls.

Preferred

  • Exposure to building automation systems, building management systems (BMS), or energy-monitoring platforms.
  • Familiarity with data analysis using Excel or similar tools.
  • Interest in careers related to building engineering, sustainability, property management, or real estate asset management.
