Description
Essential Functions:
- Develop lasting relationships with clients, architects, vendors to understand future planning as well as support continuous growth.
- Estimating: Generates approved estimates for client contract creation. Solicit pricing for projects located throughout the US and generates proposals after qualifying subcontractor bids that are based on Invitations to Bid and Requests for Proposals received from corporate clients.
- Pre-Construction/Project Start Up: Schedule and lead hand off meetings, manage design/pre-construction phases, generates and updates master schedule.
- Construction Management: Manages schedule updates through project completion. Ensure subcontractors are compliant with, or exceed, company requirements. Identify and implement cost and time saving measures. Schedule and lead weekly project team, client meetings, and other necessary meetings required to effectively complete a project. Leads, and participates in schedule logic reviews. Establish and monitor QA/QC processes with superintendent (i.e. checklists, punch lists), etc.
- Communication: Effectively work with the project team. Keep open communication on status of project and advise if any issues arise on the job site to all parties such as owner, architect, project manager, crew, government agencies, inspectors, etc.
- Post Construction: Champions and ensure timely closeout including Owner/Architect punch list, schedules and monitors warranty walk through with client, conducts lessons learned debrief
- Participates in and promotes company Safety Program

- Communicates professionally and politely with customers, subcontractors, architects, and other vendors; working to develop and maintain these relationships.

Work Environment/Physical Demands:
- Normal office environment
- Able to sit or stand for long periods of time working at a computer.
- Able to walk and navigate through a jobsite.
- Some exposure to loud noises while on the jobsite.
- Expected to take calls from clients on nights and weekends as they arise.
Education and Experience:
- Four (4) year business or construction management and/or engineering degree or its equivalent
- Minimum of three (3) years demonstrated construction project management experience.
- Procore software experience.
- Proficient in Microsoft Office Suite.
- Demonstrated performance of multiple tasks in a fast-paced construction environment with accuracy and attention to detail.
- Detail-oriented
- Ability to work closely with clients and represent company in a professional manner.
- Valid Driver’s license and auto insurance required.
Office and Travel:
- Overnight travel for project start-up and project completion is expected.
- Site visits to jobsites at strategic intervals.
- Travel to client meetings as requested.
Summary
The project manager works to oversee all aspects of construction projects from gathering bid information, working with the superintendent/subcontractors on project status, to turning over the project to the customer. Project managers also work with the customers to provide outstanding service by educating, communicating, and guiding them through the construction process.
