Affordable Housing Coordinator
Colonial American Development Corporation is seeking a dedicated and detail-oriented Affordable Housing Coordinator to join our growing team. With a portfolio that includes over 2,000 affordable housing units in Ohio and West Virginia, our mission is to expand access to safe, well-managed housing.
Summary
This role is an excellent opportunity for a motivated professional who is passionate about compliance, organization, and making a meaningful impact in the affordable housing space. The Affordable Housing Coordinator will collaborate closely with Property Managers and play a key role in ensuring timely and accurate completion of compliance-related tasks for properties participating in HUD's Project-Based Section 8 Housing program and other income-restricted programs.
Key Responsibilities
- Ensure compliance with all income-restricted housing programs through established internal control procedures, including reviewing records, reports, and documentation.
- Identify areas of organizational risk related to housing compliance and recommend proactive solutions.
- Develop and implement standard operating procedures to maintain compliance at the property level.
- Monitor certification and eligibility requirements; troubleshoot assistance payment issues as needed.
- Maintain and audit monthly, quarterly, and annual reporting, including vacancy and lost rent reports.
- Oversee and assist with the preparation and submission of Special Claims.
- Train Property Managers and prepare them for scheduled audits; review audit findings and ensure timely corrections.
- Assist with auditing and reconciliation of monthly rental receipt analyses.
Required Skills & Abilities
- Proficiency in OneSite software (required)
- Strong working knowledge of Microsoft Office Suite
- Excellent organizational, analytical, and problem-solving skills
- High attention to detail
- Strong verbal and written communication skills, including the ability to explain complex compliance topics
- Prior training or coaching experience is a plus
- Ability and willingness to travel approximately 25% (primarily within Ohio and West Virginia)
Education & Experience
- Minimum of two (2) years of experience in affordable housing
- Familiarity with federal, state, and local housing regulations
- Experience with programs such as HUD Project-Based Section 8, Rural Development (RD), and/or Low-Income Housing Tax Credit (LIHTC) strongly preferred
- Experience across multiple programs is a plus, but not required
