GEMCO Constructors, LLC, headquartered in Indianapolis, IN, is a mechanical, electrical, plumbing, building automation systems and service contractor providing comprehensive design and build solutions for its customers throughout the United States. This role will be based in our Carmel, IN office.

Position Summary

The Controls Estimator is responsible for developing accurate and competitive cost estimates and proposals for building automation and controls projects. This role owns the full bid process from document review through proposal submission, including scope development, takeoffs, pricing, vendor coordination, and proposal strategy.

The Controls Estimator supports all phases of estimating, from early planning through final bid, while identifying risks, improving cost accuracy, and helping position GEMCO to win profitable work. This role collaborates closely with project managers, engineers, vendors, and clients, and contributes to business development through client interaction, meetings, and bid follow-up.

Primary Responsibilities and Duties

  • Review drawings, specifications, and bid documents to understand project scope, requirements, and risks
  • Prepare quantity takeoffs and develop labor, material, equipment, and subcontract pricing
  • Build accurate, competitive estimates aligned with project scope and market conditions
  • Identify scope gaps, conflicts, and inconsistencies and address them proactively
  • Solicit and evaluate vendor and supplier quotes for accuracy and alignment
  • Develop clear scope inclusions, exclusions, and proposal language
  • Participate in bid strategy discussions including pricing and risk evaluation
  • Identify value engineering opportunities while maintaining project intent
  • Prepare cost comparisons and explain key cost drivers
  • Maintain organized bid files and documentation
  • Collaborate with operations to support preconstruction planning and project turnover

Sales and Business Development

  • Build relationships with clients, contractors, and industry partners
  • Participate in pre-bid meetings, client discussions, and walkthroughs
  • Identify new opportunities and support pipeline growth
  • Represent GEMCO professionally in external interactions

Requirements

  • 3+ years of controls estimating experience in commercial or industrial projects
  • Ability to read and interpret plans and specifications
  • Experience preparing takeoffs and cost estimates
  • Knowledge of labor factors and pricing development
  • Experience with vendor and subcontractor quotations
  • Proficiency in Microsoft Office, specifically Excel
  • Knowledge of building automation systems preferred
