Position Summary



The Project Manager III oversees the full lifecycle of complex design and construction projects for government facilities, from planning and scoping through design, construction, commissioning, and occupancy. The role manages customer expectations, project budgets, schedules, and contractor performance while serving as the on-site construction manager for day-to-day field activities. The incumbent ensures projects meet scope, cost, quality, and schedule requirements and provides technical leadership across building systems and construction disciplines.



 



Essential Functions




  • Manage multiple construction and renovation projects from concept through closeout, including scope development, cost estimating, scheduling, procurement coordination, and contractor oversight.

  • Serve as the on-site construction manager or inspector, monitoring daily field activities, resolving conflicts, verifying progress, and ensuring compliance with contract requirements and safety standards.

  • Review and approve design documents, construction submittals, schedules, and cost estimates; coordinate with A/E firms, contractors, contracting specialists, and customer agencies.

  • Oversee commissioning, punch list development, and project turnover to ensure timely completion within budget and established performance requirements.

  • Apply advanced knowledge of commercial building systems-including HVAC, chillers, boilers, BAS (Siemens preferred), electrical distribution, fire systems, water treatment, and mechanical systems-to evaluate design and construction quality.

  • Prepare scopes of work, government estimates, project documentation, and progress reports; maintain accurate project records and ensure compliance with applicable codes and standards.

  • Coordinate stakeholder communication, facilitate project meetings, and maintain strong customer relationships to support successful project delivery.

  • Travel to project sites for inspections, progress reviews, and technical evaluations as required.
