The Real Estate Project Manager will manage a portfolio of real estate initiatives from strategic planning through execution. This position will own portfolio-level planning and performance reporting, identify tradeoffs and optimization opportunities, and translate complex real estate, financial, and operational inputs into clear recommendations for decision-making.
- Own portfolio-level planning for real estate projects (e.g., acquisitions, dispositions, lease renewals, relocations, expansions, and site improvements), ensuring alignment to business strategy.
- Develop business cases and executive-ready recommendations by analyzing options, timelines, key contractual terms, and operational impacts; clearly articulate tradeoffs and preferred paths forward.
- Establish and maintain portfolio governance (intake, prioritization, milestones, and decision logs), ensuring decisions are documented and communicated across stakeholders.
- Lead cross-functional execution with Legal, Finance, Operations, and external partners to deliver projects on time and within approved budgets.
- Drive contracting and negotiation strategy in partnership with Legal and stakeholders (e.g., lease terms, amendments, easements, rights, and purchase agreements), focusing on risk mitigation and long-term flexibility.
- Build and maintain portfolio reporting dashboards and narratives (status, budget, schedule, risks/issues, dependencies), and provide concise updates and recommendations to senior leadership.
- Assist with other real estate projects as needed.
Required Qualifications
- Bachelors Degree in Business or a related field -OR- 4+ years equivalent work experience
- 3+ years of experience at a wireless carrier, tower company, or real estate acquisition/broker/leasing/management company
Other Qualifications
- Site Acquisition or Site Development experience preferred
- Ability to collaborate successfully with a variety of internal and external clients and business partners
- Strong analytical and financial skills (e.g., scenario modeling, NPV/IRR concepts, total cost analysis) with the ability to translate analysis into clear recommendations.
- Strong depth of experience in business communications across a diverse range of people, including the general public, private property owners, farmers, small business owners, etc.
- Familiarity with real estate documents, negotiating contracts, project management and financial reporting
- Ability to multitask, prioritize, and work independently in a fast-paced environment
- Proficient in MS-Word, Excel, and PowerPoint
