About the Department
The Facilities HVAC & Maintenance Technician performs all aspects of skilled HVAC installation, repair, and maintenance. In addition, this technician will perform all aspects of building and grounds maintenance including electrical and plumbing installation, repair, and maintenance.
Position Duties
- Perform tasks andprojects asassigned by the Assistant Facilities Director and/or Director.
- This position is considered essential personnel and will require work in all College plant areas during emergencies or after hours as needed.
- Operates, troubleshoots, repairs, services andmaintainsHVAC systems, variable air volume boxes and controls, air cooled chillers, air handlers, low pressure boilers, evaporators, chilled and hot water pumps, condensers, motors, drivemechanismsand control systems.
- Operates, troubleshoots,maintainsand repairs all types of control systems for manual,mechanicaland electrical systems on air conditioning, boiler, air-handling, refrigeration, electrical and water systems.
- Maintain sewage and water distribution systems; repair leaks broken mains and pipes, valves, pumps, motors, filtering equipment, and related mechanical,electricaland plumbing equipment parts of the systems.
- Maintain heating and air conditioning equipment: change filters, oils and replace bearings, checks and replaces worn belts, checks chemical flow systems in boilers; replaces condensers; installs new or replacement air conditioning units.
- Install andmaintainwater and gas lines, replace commodes, lavatories, sinks, urinals, showers,dishwashersand drinking fountains.
- Install electrical wiring for plugs, switches, lighting fixtures, and appliances.
- Provides full spectrum maintenance and installation of piping, valves, and instrumentation to include refrigerant piping, chilled and hot water lines, gas lines, portable waterlinesand boiler feed services.
- Services heaters, boilers, water heaters, and other equipment.
- Performs scheduled preventative maintenance on HVAC systems and other equipment as needed, including compressor change-outs and repairs and remove,replaceand recycle refrigerants.
- Installs air conditioning and heating equipment including ducting, diffusers, supply/return grilles, interfaces, variable air volume boxes, etc.
- Installs, repairs, andmaintainsgenerators, transformers, circuits, wiring, and other electrical systems and equipment supporting HVAC functionsin accordance withpertinent codes, standards, and regulations.
- Perform preventative and emergency repairs on a wide range of physical plant equipment.
- Monitor operations of equipment for efficiency and safety.
- Erect stands, platforms, and stages for events.
- Operate the College’s automated building management system.
- Operates motor vehicles in pick-up, delivery and transportation of people and supplies as needed.
- Monitors and verifies that repair work performed is completed and that works meets the system requirements for safe and efficient operation.
- Serve on committees as assigned.
- Ability to lift and move at least 50 lbs.
- Perform all other duties as assigned by the Assistant Facilities Director and/or Facilities Director.
Minimum Qualifications
Required Qualifications:
- High School Diploma or equivalent.
- Possess Universal Refrigerant Handler’s Certificate issued by an EPA recognized body
- One year of full-time experience with commercial/industrial HVAC systems OR HVAC Trade School Certificate.
- Valid driver’s license and insurable.
- Ability to work nonstandard hours and overtime as required
- Ability to obtain OSHA10 (General Industry) Certification Course within the first 6 months of employment
Preferred Education/Work Experience:
- Knowledge of the principles and practices applied to the safe and efficient operation of all types of air conditioning, heating, and ventilating equipment.
- Knowledge of anddemonstratedskill in the mechanical maintenance and repair of air conditioning,heatingand ventilating equipment.
- Physical ability to perform strenuous manual labor.
- Ability to read and interpret blueprints and specifications of machinery and mechanical equipment.
- Considerable knowledge of the occupational hazards and safety precautions of the trades involved.
- Considerable knowledge of the methods, materials,toolsand equipment used in the various building, electrical and mechanical trades.
- HVAC Trade School Certificate.

Salary Schedule E3 03 $45,220-$62,710 based upon the Alabama Community College System Salary Schedule to be?determined by the applicant’s education and years of applicable experience.
