Overview:
We are seeking a highly organized and detail-oriented Field Superintendent to join our Dallas- Fort Worth team! This role is responsible for overseeing the full renovation and repair process of residential properties, from initial assessment through final walkthrough. The Field Superintendent will estimate repair costs, coordinate with contractors and vendors, manage project timelines and budgets, and ensure all homes meet company standards prior to leasing. Summary of Responsibilities:
- Create and utilize a comprehensive walkthrough spreadsheet to accurately estimate repair costs for properties acquired by the company.
- Review, schedule, coordinate and submit necessary repairs or repair estimates for approval, ensuring all work is performed in a timely and efficient manner.
- Oversee the process of getting properties ready for leasing, ensuring all renovations and repairs meet company standards.
- Conduct final walkthroughs of completed renovation projects to ensure all work has been completed to company specifications before properties are listed.
- Triage and scope properties recently vacated by tenants, preparing them for the next phase of renovation or leasing.
- Oversee general contractors and vendors to ensure the timely and accurate completion of all approved scope items, repairs, and renovations, in alignment with company standards and assessment guidelines.
- Finalize and close out purchase orders, ensuring all documentation, approvals, and financial reconciliations are accurately completed.
- Create and confirm completion of punch lists for all properties, ensuring that all remaining work is finalized before project sign-off.
- Assume ultimate responsibility for the successful and timely completion of all job assignments, ensuring all renovations and repairs are finished on schedule and to company expectations.
- Perform final walkthroughs upon tenant move-out to develop detailed turn scopes and identify chargeback items for property management review and processing.
- Must be able and willing to travel to other markets as needed to support business operations.
- Perform any additional tasks or responsibilities as delegated by management.
Essential Qualifications:
- High School Diploma or equivalent required.
- A valid Texas driver’s license is required to travel between job sites and manage field operations effectively.
- A minimum of 3+ years of experience as a Single-Family Field Supervisor or in a similar field management role, with hands-on experience overseeing renovation teams and ensuring project timelines are met.
- At least 4+ years of direct experience in real estate renovations, including site management, contractor coordination, and quality control.
- Additional certifications or construction-related education is a plus.
- Demonstrated expertise in single-family residential renovations, with a deep understanding of the specific challenges, workflows, and best practices associated with property rehabilitation.
- Excellent verbal and written communication skills, with the ability to clearly and effectively convey information to contractors, vendors, and team members.
- Proficient in Microsoft Office Suite, particularly Excel, for project tracking, reporting, and documentation purposes.
Physical Requirements:
- Ability to stand, walk, bend, stoop, and lift up to 50-75 pounds at times.
