KEY RESPONSIBILITIES
- Provide expert property recommendations to County department clients and lead the implementation of these recommendations.
- Prepare Requests for Proposals (RFPs) and manage contracts for independent contractors hired to deliver professional services.
- Oversee tenant improvement projects, including minor to major construction and development, from planning through execution.
- Prepare reports, studies, budget proposals, and other analytical documents related to real property acquisition and disposition for public projects.
- Lead negotiations for the acquisition of various property types, including commercial, residential, vacant land, and encumbered land (e.g., easements for conservation, flood control, and road right-of-way).

Travel: Incumbents may be required to travel throughout the County. A valid California Class C driver's license is required at time of appointment and must be maintained.

Position Duties
Qualified candidates must meet the education requirement in addition to ONE of the experience options as listed below.
| EDUCATION | Thirty (30) semester (45 quarter) units of completed college coursework in real estate, public/business administration, economics, or other closely related field. Education Substitution: One (1) additional year of qualifying experience may substitute the education requirement. |

| EXPERIENCE | Option 1: Four (4) years of full-time equivalent professional real estate experience, including a combination of private sector commercial real estate and public agency work. Note: Qualifying experience must be in mixed use, office, industrial, or retail environment. Residential experience is not considered qualifying. |
| Option 2: Three (3) years as a Real Property Agent II with San Bernardino County or in an equivalent or higher-level classification within a comparable public agency. | |
Minimum Qualifications
The ideal candidate for Real Property Agent III - Acquisitions will possess:
Expertise in negotiating and acquiring real property for acquisition purposes.
A demonstrated ability to deliver projects efficiently, on time, and within budget while prioritizing exceptional customer service.
Proven leadership experience or the potential to develop leadership skills, with a strong desire to grow in a leadership role.
A Bachelor's degree in Real Estate, Public/Business Administration, or a related field.
Senior Right of Way (SR/WA) designation from the International Right of Way Association and/or experience with public projects and eminent domain matters is highly desirable.
