We are looking for a talented Resident Construction Manager to join our dedicated team at our office located in Vikhroli, India.
A Resident Construction Manager (RCM) key role and responsibility involves overseeing construction projects from start to finish, managing site expenses / Cost control, schedules, resources, quality control, adherence to Safety regulations, while acting as the key liaison between clients, contractors, sub-contractors, architects, and engineers, ensuring compliance with codes and reporting progress to stakeholders. Key roles also include site supervision, risk mitigation, documentation, and ensuring timely, cost-effective project completion.
Additional Responsibilities
- Project Planning & Execution: Oversee all phases (planning to completion), develop schedules, estimate costs, and manage daily activities.
- Cost control & Resource Management: Control project cost, site expenses, manage material procurement, track inventory, and optimize resource allocation.
- Stakeholder Coordination: Serve as the primary contact for clients, architects, engineers, contractors, subcontractors, project manager, design office, and local authorities, facilitating communication.
- Quality & Safety: Ensure adherence to building codes, safety regulations, quality standards, and company procedures through site inspections and audits.
- Progress Monitoring & Reporting: Track daily progress, identify potential delays, prepare status reports (MIS), and communicate updates to management and the client.
- Arrange weekly and monthly review meetings with contractors & clients.
- Participate in steering committee meetings, highlight the areas of concern/risks with the mitigation plan.
- Contract & Compliance: Review and maintain contractual terms & conditions of the contracts, obtain permits, manage change orders, and ensure all contractual conditions are met.
- Site Supervision: Direct and supervise on-site workers, contractors, and subcontractors, resolving issues as they arise.
- Ensure contractors meet all the statutory and regulatory requirements.
- Timely clearing of contractor’s RA bills, MB sheets, and issuing work completion certificates for the work completed.
- Project / Contract close out: Ensure the project is closed, complying with all the contractual requirements, and handed over to the client with proper sign-off.
Qualifications & Requirements:
- Proven experience in construction management.
- Strong understanding of construction processes, materials, and building regulations.
- Excellent planning, leadership, communication, and conflict resolution skills.
- Ability to manage multiple tasks, anticipate problems, and ensure quality and safety standards.
