Salary: $25.00 per hour (Subject to adjustment for onsite living)

Position Summary
The Maintenance Technician is responsible for performing routine maintenance and repairs to ensure buildings, apartments, and common areas are in good working condition. This role involves responding to service requests, troubleshooting issues, completing repairs related to plumbing, electrical systems, HVAC, appliances and ensuring the grounds are maintained in a safe, clean, and efficient manner. This role supports resident satisfaction by responding promptly to service requests.

Key Responsibilities
- Perform routine maintenance and repairs on apartments, common areas, and property grounds
- Complete resident service requests in a timely and professional manner
- Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry issues
- Prepare vacant units for new residents (turnovers/make-readies)
- Conduct preventative maintenance inspections and maintain records
- Maintain pools, fitness centers, and other community amenities
- Ensure compliance with safety standards and company policies
- Assist with emergency maintenance calls, including after-hours rotation
- Maintain tools, equipment, and maintenance shop organization
Required Skills & Qualifications
- High school diploma or GED required
- 1–3 years of apartment maintenance or related experience preferred
- Working knowledge of:
- HVAC systems (EPA certification required)
- Plumbing and electrical systems
- Appliance repair
- Drywall and painting
- Ability to use hand and power tools safely
- Strong troubleshooting and problem-solving skills
- Good customer service and communication skills
- Ability to lift 50+ lbs and work in various weather conditions
- Valid driver's license
Physical Requirements
- Frequent standing, walking, bending, kneeling, and climbing ladders
- Ability to lift, push, and pull heavy equipment and materials
- Manual dexterity for handling tools and small parts
