Overview
The Estimator II is responsible for successful execution of cost estimating and establishing project direct costs on single discipline and multidiscipline projects via receiving subcontractor and vendor proposals and preparing detailed take-offs for self-performance of varied trades.
The Estimator II will help support the preconstruction team by establishing direct cost estimates and estimating change orders on moderate to highly complex projects. Responsibilities may include estimating all levels of projects and take-offs. Establishing subcontractor relationships and qualifying vendors. The Estimator II will perform detailed take-offs and establish self-performance budget costs. The Estimator II will qualify teaming partners and prepare teaming arrangements for approval.
Roles/Responsibilities
- During Bid Phase
- Receive, file, and distribute design documents to internal team members, vendors, and subcontractors.
- With attention to detail, review project documents to gain a thorough understanding of scope of work to bid.
- Generate and submit Requests for Information (RFI’s) to the project owner representative.
- Solicit and Coordinate subcontractor bid lists for budget pricing and bidding.
- Attend pre-bid meetings and subcontractor site walk-throughs.
- Visit sites to evaluate existing conditions and identify and capture any scope that may not be included in the design documents.
- Perform quantity take-offs, analysis, estimate, and studies for all assigned trades and building systems.
- Prepare subcontractor bid proposal forms and subcontractor bid recording sheets for assigned trades. Evaluate subcontractor input for scope inclusion.
- Evaluate and analyze received bids for completeness and with consideration for exclusions and exceptions.
- Identify scope gaps and overlaps.
- Ensuring pricing within the estimate is complete and accurate, reflecting recent pricing data, subcontractor bids or budgets.
- Lead the coordination of operational input during the estimating, bidding, and Budget establishment process.
- Ensure that the detailed General Conditions list is incorporated into the estimate.
- Provide pricing for value engineering, alternates, options, and special studies as required.
- Support the assembly of all estimates, bid or NTE documents required by and submitted to the Owner.
- Prepare for review Lump Sum, T&M, NTE Bids
- After Award Phase
- Review Activities list and durations for pre-construction schedules.
- Prepare vendor reviews and create assessment reports.
- Post Construction
- Participate in postmortem project reviews.
- Approve Vendor List modifications based on postmortem.
- Bachelor’s degree in engineering or construction management or related field or equivalent work experience in Construction Operations.
- Minimum of 5 years of related construction experience.
- Must be able to multitask and meet established deadlines.
- Knowledge of building construction, materials, systems, market conditions, trade practices.
- Complete knowledge of the estimating documents and the ability to provide accurate qualitative and quantitative analysis of the documents.
- Demonstrates proactive approaches to problem solving.
- Excellent written and verbal communication skills.
- Highly organized, ability to multi-task in a fast-paced environment, and detail oriented
- Ability to analyze and report data.
- Proficient in Microsoft Office with an emphasis on Excel Spreadsheet proficiency
- Proficient in Sage Estimating software, formerly Timberline.
- Experience with Construction Management Software such as Procore ERP Accounting
- Proficient with Schedule Logic and P6.
- Intermediate understanding of Technical Writing.
- Intermediate understanding in RSMEANS estimate assembling and take off.
Skills Preferred
- Certifications: OSHA 30, CPR 1st Aid,
- Minimum 7 years of related construction experience with a minimum of 5 years in estimating.
- Proficient in Takeoff software.
- Proficient in estimating software platforms.
- Experience bidding federal and state issued solicitations.

- Able to navigate work areas that are under construction.
- Specific vision abilities required for this job include vision, peripheral, depth perception, and focus.
- Repeating motions that may include wrist, hands, and fingers to handle or feel objects, tools, and controls.
- Operate motor vehicle or heavy equipment.
- Communicate with others to exchange information.
- Sedentary work that primarily involves sitting/standing for long periods of time.
- Ability to climb, maintain balance, stoop, kneel, crouch, or crawl.
- Light to medium work that includes moving objects between 20-50 pounds.
Work Environment
While performing the duties of this job, the employee regularly works on-site at the construction site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud. The proper use of PPE (Personal Protective Equipment) will be required when exposed to the above conditions in accordance with OSHA and other applicable safety provisions.
