DUTIES AND RESPONSIBILITIES:

  • Maintain excellent customer service relationships by adhering to the Worcester Purpose and Core Values
  • Must be able to take On call/snow removal once trained and on property
  • Adhere to Worcester Communities Policies, Procedures and SOPs
  • Ensure all service requests and repairs are completed thoroughly and promptly
  • Maintain an organized, clean, and safe work area
  • Assist with monitoring inventory of equipment, tools, parts, and supplies at appropriate levels
  • Communicate e?ectively with residents, fellow team members, vendors, and supervisors
  • Work with the properties to maintain an e?ective preventative maintenance program
  • Inspect grounds, buildings, and other community features as required to minimize liability concerns
  • Ensure adherence to the company's safety and hazard communications programs, policies, and procedures
  • Ensures that the physical condition of the communities is maintained according to company operating and safety standards
  • Work with the maintenance team to ensure excellent curb appeal at all times
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
  • Assistance with record keeping of maintenance logs for snow removal, pool maintenance, light audits, preventative maintenance, and freon.
  • Perform other maintenance/repair work as directed by the Director of Facilities
  • Assist in the daily clean up of the exterior of the community including grounds, breezeways, o?ce, model, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Report accidents and emergencies to the community manager immediately and by use of the appropriate reporting procedures
  • Maintain a working knowledge of all fair housing laws, policies, and practices, and be fair and consistent in upholding these
  • Perform additional tasks and responsibilities as required
  • Flexible and capable of prioritizing tasks when working in a busy and changing environment
  • Once you complete in this program you will be able to ful?ll the Maintenance technician program

 SUPERVISORY RESPONSIBILITIES: 

  • This job has no supervisory 

QUALIFICATIONS:

  • High school diploma or equivalent required
  • A valid driver's license and current automobile insurance is required. The position requires individuals to furnish a reliable vehicle to ful?ll all of the job's functions
  • At least one year of apartment maintenance experience is preferred
  • 2 Years of HVAC experience is preferred
  • Type I and II or Universal EPA certi?cations are
  • CPO certi?cation is preferred
  • CAMT is preferred
  • Worcester Communities is committed to supporting team members in obtaining these certi?cations within 12 months of hire if they do not already possess them.
  • Other licenses and certi?cations as required by local, state, or federal law
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Basic hand tools (not provided by the community)
  • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
  • Appropriate safety equipment and apparel must be worn including proper footwear/ work boots
  • Computer skills required: Microsoft O?ce, Google Business Suite, Entrata Property management software required 

ATTENDANCE/TRAVEL:

  • Due to property sta?ng limitations, the position requires that individual be able to work scheduled hours consistently and, if necessary, overtime hours when requested
  • Travel may be required as necessary to attend training and other company functions
