Description

The Maintenance Coordinator plays a vital role in ensuring the smooth operation of property maintenance across Village Realty’s vacation rental portfolio. Maintenance Coordinator is responsible for coordinating maintenance work orders, communicating with vendors and in-house maintenance technicians, updating homeowners, company staff and ensuring timely and effective resolution of property issues.

This is a non-remote position located in Nags Head, NC.

Requirements

·       Receive, prioritize, and dispatch maintenance requests from guests, homeowners, and internal staff.

·       Schedule and coordinate in-house maintenance technicians and external vendors.

·       Monitor the status of work orders to ensure completion within deadlines.

·       Communicate professionally with homeowners repairs, costs, and updates.

·       Communicate professionally with vacationers and company staff repairs and updates.

·       Maintain accurate records in property management and maintenance software systems.

·       Assist with invoice review, coding, and processing.

·       Follow up on preventative maintenance schedules and compliance.

·       Support seasonal maintenance planning and off-season repair projects.

·       Ensure all work complies with company standards and local regulations.

·       Participate in after-hours or on-call rotation as needed.

QUALIFICATIONS:

·       High school diploma or equivalent; associate degree or vocational training preferred.

·       2+ years of experience in property maintenance coordination, facilities administration, or related field.

·       Strong organizational and multitasking abilities.

·       Excellent communication and customer service skills.

·       Proficiency in Microsoft Office and experience with maintenance management or property management systems (e.g., Track, Breezeway, PointCentral) is a plus.

·       Familiarity with basic building systems (HVAC, plumbing, electrical, etc.) helpful.

·       Ability to work in a fast-paced environment, especially during peak rental seasons.
