Position Overview
We're expanding our preconstruction team and seeking an experienced Commercial Construction Estimator to own Division 8 scope-doors, frames, and hardware-from first look through successful bid award. This is a detail-forward role built for someone who reads hardware sets with ease and understands how Division 8 assemblies tie into the broader project delivery picture.
You'll develop competitive, code-compliant pricing packages, work closely with GC partners and vendor contacts, and collaborate internally to support a clean project handoff after award.
What You'll Be Doing
- Develop detailed pricing for hollow metal doors and frames, wood doors, finish hardware, and related accessories
- Conduct thorough reviews of architectural drawings, door/hardware schedules, specifications, elevations, and hardware sets
- Execute precise quantity takeoffs to form the foundation of competitive bids
- Evaluate compliance requirements including UL ratings, fire codes, ADA standards, and life safety regulations
- Source and compare vendor pricing to identify the strongest combinations of value and performance
- Surface and present value-engineering alternatives where scope and budget allow
- Produce clear, well-organized proposals with explicit scope definitions and stated assumptions
- Facilitate organized scope turnover to Project Managers upon award
- Cultivate and maintain relationships with key suppliers and GC contacts
- Keep current with Division 8 product developments, manufacturer updates, and evolving code requirements
What You Bring
- A minimum of 3 years' estimating experience focused on commercial doors, frames, and hardware
- Hands-on knowledge of hollow metal and wood door assemblies, frame types and anchoring, fire-rated applications, and finish hardware categories (mortise, cylindrical, exit devices, closers, electrified hardware)
- Familiarity with hardware sets, keying systems, and code-driven requirements including UL listings, ADA, and life safety standards
- Reputation for clean, accurate takeoffs and disciplined attention to detail
- Strong communication skills with the ability to perform in a fast-moving bid environment
