Position Summary:

The SVP, Non-QM Operations will plan, direct, coordinate, and oversee all Non-QM operational functions across the organization, with a focus on scalable execution, credit quality, investor alignment, operational cost and efficiency, and disciplined risk management.

 

This leader will develop efficient, cost-effective operational systems that support the growth of Kind Lending's Non-QM platform. The ideal candidate will bring deep Non-QM credit expertise, including strong knowledge of bank statement programs, DSCR, asset depletion, investor guideline overlays, exception management, and complex borrower income analysis.

 

This role requires a senior mortgage operations executive who can lead high-performing teams, partner closely with Credit, Capital Markets, Secondary, Sales, Compliance, Risk, and Executive Leadership, and ensure the Non-QM channel operates with speed, quality, consistency, and investor confidence.

 

Responsibilities:

  • Lead and oversee all aspects of Non-QM operations, including fulfillment, underwriting, closing, funding, post-closing coordination, pipeline management, and service-level performance.
  • Partner with Executive Leadership to achieve Non-QM production, profitability, efficiency, credit quality, and investor delivery targets.
  • Provide strong credit leadership and subject matter expertise across Non-QM products, including bank statement, DSCR, P&L-only, asset qualifier, foreign national, ITIN, jumbo Non-QM, and other alternative documentation programs.
  • Ensure operational teams consistently interpret and apply Non-QM investor guidelines, overlays, eligibility requirements, documentation standards, and exception protocols.
  • Collaborate with Credit Risk, Capital Markets, Secondary Marketing, Compliance, Sales, and Product teams to support responsible Non-QM growth and strong loan sale execution.
  • Establish, track, and maintain SLAs for Non-QM operations, ensuring timely turn times, clear escalation paths, and accountability across sales and operations.
  • Lead process improvement initiatives specific to Non-QM workflow, including scenario review, guideline interpretation, underwriting consistency, conditions management, exception tracking, and loan quality controls.
  • Develop, audit, and maintain Non-QM operational policies and procedures, including credit escalation processes, investor-specific workflows, and quality control checkpoints.
  • Build, mentor, motivate, and retain a high-performing Non-QM operations team, ensuring staffing levels align with volume, complexity, and service expectations.
  • Monitor market, investor, regulatory, and credit trends affecting Non-QM lending and quickly adapt operational practices to remain competitive and compliant.
  • Partner with Sales leadership to improve communication, scenario submission quality, loan structuring discipline, and borrower experience.
  • Provide executive-level reporting on Non-QM pipeline health, turn times, fallout, suspense trends, credit exceptions, investor conditions, loan quality, and operational performance.
  • Support the launch, refinement, and expansion of Non-QM products, investors, and channels while ensuring operational readiness and credit discipline.
  • Maintain a strong culture of accountability, collaboration, transparency, and service excellence consistent with Kind Lending's values.

 

Qualifications:

  • Minimum 15 years of senior mortgage operations leadership experience, preferably with an Independent Mortgage Banker.
  • Minimum 5 years of senior Non-QM operations and credit experience required.
  • Deep understanding of Non-QM underwriting, credit risk, investor guidelines, exception management, and alternative documentation analysis.
  • Strong knowledge of Non-QM products, including bank statement, DSCR, asset depletion, P&L-only, foreign national, ITIN, jumbo Non-QM, and other non-agency loan programs.
  • Proven ability to lead operations in wholesale and/or retail mortgage channels.
  • Experience working directly with investors, aggregators, due diligence firms, capital markets, and secondary marketing teams preferred.
  • Strong understanding of federal and state mortgage regulations, fair lending requirements, compliance expectations, and responsible lending practices.
  • Ability to balance production growth with credit quality, investor salability, operational discipline, and risk management.
  • Strong technical expertise in reporting, workflow development, LOS optimization, pipeline analytics, and operational performance measurement.
  • Demonstrated ability to build scalable processes, lead through change, and respond quickly to market and investor guideline changes.
  • Excellent verbal and written communication skills, with the ability to communicate complex credit and operational topics clearly to executive leadership, sales, and operations teams.

Pay Disclosure:

The starting base pay range for this position is $225k/annually. The actual base is dependent on many factors such as: work experience, business needs, market demands, and other compensation components. The base pay range is subject to change and may be modified in the future.
