Job Description

Primary Purpose:


Responsible for the oversight of facilities maintenance, renovation & MEP project assignments within New Braunfels ISD.  Ensuring they are completed on time, within budget, and built according to the NBISD facility standards. Assist director of maintenance to maintain the physical school plant in a condition of operating excellence so it may be fully used at all times.


 


 


Qualifications:


Education/Certification:


Valid Texas driver’s license


Bachelor’s degree in Construction Management, Engineering (Civil / MEP), Planning or a related field


Six (6) years’ experiences in State Government Project Management in lieu of degree is acceptable


 


Special Knowledge/Skills:


Specific knowledge of crafts used in building repair and maintenance including


carpentry; electrical repair; heating, ventilation, and air conditioning; painting; or plumbing


General knowledge of other crafts used in building repair and maintenance


Ability to direct and supervise facilities personnel and awarded contractors


Ability to read blueprints and schematics


Ability to perform mathematical calculations


Effective organizational, communications, and interpersonal skills


Maintain accurate project documentation and prepare statue reports for stakeholders.


 


 


Experience


Four years’ experience in a craft field


Two years project management experience


Entry Level position post Bachelor’s degree


 


                             


 


Major Responsibilities and Duties:


 


Facilities Maintenance and Repair Projects



  1. Assign work to craft personnel and oversee completion. Initiate contract repair when work cannot be performed by district staff.

  2. Work cooperatively with principals and facilities managers to schedule and complete repairs.

  3. Estimate cost of repair and maintenance projects including labor, materials, and other related costs.

  4. Assists in the preparation and/or prepares the notices and instructions to the bidders/proposers for the publication, in compliance with bid laws.


Inspection



  1. Inspect all district buildings and facilities and initiate repairs as needed.

  2. Conduct on-site inspection of completed repair projects. Monitor and inspect contract


Safety



  1. Provide training and orientation to all skilled workers in safety procedures and proper use of tools and equipment.

  2. Follow established safety procedures and techniques to perform job duties including lifting and climbing. Operate tools and equipment according to established safety        

  3. Correct unsafe conditions in work area and promptly report any conditions that are not immediately correctable to supervisor.

  4. Follow established procedures for locking, checking, and safeguarding facilities.


Project Management



  1. Participates in the pre-qualification and/or approval process for construction consultants and construction contractors

  2. Coordinates the review of bid documents with the facility, administration, and maintenance personnel for compliance with programs and adopted building standards.

  3. Coordinates all construction and maintenance projects on active campuses with contractors, principals, and staff, paying special attention to the health and welfare of the students and staff on campus.


Other



  1. Respond to after-hours emergency calls as needed.

  2. Assist in the preparation of department budget.

  3. Follow district safety protocols and emergency procedures.
