Job Description

General Overview: 

The Senior Property & Asset is responsible for the day to day property and accounts operations of all 

WIN Supportive House Program apartments including scattered and congregate site apartments.

Principal Responsibilities: 

• Demonstrate ability to understand financial goals, operate asset in agency’s best interest in 

accordance with Policies and Procedures.

• Maintain accurate records of all tenant transactions.  (i.e., rent rolls, delinquency reports, move

in/move-outs, etc.).

• Create and maintain all repair tracking reports for Supportive housing

• Attend all construction meetings on new developments and complete final punch list reports as 

needed

• Assist Director of Housing with working with architects, general contractors and investors on all 

new Supportive Housing projects

• Assist superintendents with maintenance reports for all supportive units

• Assist with clearing all HPD violations in Supportive Housing congregate site buildings

• Assist with any emergencies as needed for all Win sites

• Assist with coordinating staff training and meetings with within the facility department

• On call 24/7 for all emergencies related to property management

• Assist with all onboarding and offboarding when needed

• Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely 

manner.

• Ensure that accounts payable invoices are submitted to the corporate office in a timely manner for 

payment.

• Enter all new tenants and update existing tenants in the agency software system.

• Prepare Reports as needed for WIN, Funding and State agencies, including monthly ledgers, 

accounts receivable and accounts payables.

• Respond to audits from all funding and state agencies.

• Generate necessary legal action, documents and process in accordance with State and Agency 

guidelines.

• Provide constant vendor/contractor communications concerning scheduling, billing, vendor 

relations and certificates of insurance.

• Confirm all leases and corresponding paperwork are completed and input to software system 

accurately and on a timely basis.

• Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal 

information, etc., to be able to give up-to-date and proper information when requested by others.

• Assist Director of Housing Management with Broker meet and greet, develop and maintain positive 

strong working relationships.

• Assist with the inspection of new apartments, prior to lease signings.

• Attend program meetings, agency wide staff meetings, and external meetings, as needed.

• Represent the Assistant Vice President of Facilities Maintenance, as needed.

• Other duties as requested/assigned by the Director of Housing Management.

• Supervise direct reports including property managers, superintendents and maintenance staff

Requirements: 

Bachelors’ Degree with at least three years of Property Management experience.  Must be detailed oriented, 

and able to multi-task successfully.  Experience in Non-Profit Scatter-Site settings, policies and procedures. 

Excellent interpersonal, communications and computer skills needed.  Bi-lingual Spanish a plus.
