Position Title: Head of Transactions, Barings European Core Property Fund
Business Title: Director/Senior Director
Location: London
Overall Purpose of Role
Reports to the Portfolio Manager of the Barings European Core Property Fund (BECPF). Responsibility for oversight and leading the delivery of the real estate transaction programme for BECPF.
Key tasks
- Helping to formulate and set the short and medium term property investment strategy for BECPF, including timing and strategy for divestment of assets and ensuring capital is deployed into assets which meet the BECPF strategy
- Assessing potential new acquisitions from country transaction teams , and being able to quickly analyse business plan strategy and financial models
- Work with country transaction teams to progress deals through bids and due diligence, co-ordinating internal investment committee processes
- Assist transaction and Treasury teams with the structuring and execution of debt financing
- Work closely with fund analysts on fund models to ensure accuracy, carry out scenario testing and to summarise and communicate findings
- Work closely with portfolio management and transaction teams in relation to Annual Hold/Sell analysis, and identifying assets for sale
- Manage and provide oversight of country transaction teams in relation to real estate dispositions
- Be part of the client facing BECPF team, presenting updates to existing clients and pitching to prospect investors
- Play an active part within the wider real estate team, contributing to a collaborative culture.
Person Specification (Skills, Knowledge & Experience)
- Exceptional reputation and demonstrable track record over a minimum of 8 years of experience in working in a relevant role, preferably within a transactional management role at a Pan-European fund manager or private equity house
- Educated to degree level with a qualification in real estate / finance related discipline preferred
- Preference for a candidate with experience across sectors and jurisdictions
- Must have direct transactional experience and, as a minimum, an understanding of asset management and development strategies
- Understanding of portfolio and risk management
- Understanding of optimal tax structures across a variety of jurisdictions
- Deep knowledge and experience of debt financing and a variety of capital structures
- Maintain fluency in macro and micro trends that will influence the industry in order to be a key contributor to the development of the Firm’s House View/Relative Value and Preferred Strategies
- Must be highly numerate with excellent financial modelling skills
- Strong written, oral, interpersonal, and presentation skills and the ability to effectively interface with clients, prospective clients, senior management and staff
- Must be fluent in English with excellent written English with additional languages an advantage
- Strong organisational skills
- Expected to have a wide network of market contacts
- Strong leader and absolute team player with a desire to mentor younger members of the team
- Must have an availability to travel regularly
