Job Description

Essential duties and responsibilities:

  • Delivering the construction project on time and within budget
  • Establish and implement project controls and procedures
  • Determine the subcontracting strategy for the project
  • Prepare front-end documents to create the phased-bidding processes / procurement strategy necessary for the project delivery model and complementary to the construction schedule
  • Review construction documents, tailor Scopes of Works, prepare bid comparison analysis and award all required subcontracts
  • Implement document control procedures for all construction related documents including contractual agreements and insurance documents
  • Establish and assist the project executive with creation of the construction budgets and schedules
  • Compile an anticipated cost target for the project before embarking upon the estimate development
  • Develop and maintain a Critical Path Method (CPM) Schedule in order to satisfy project planning and scheduling needs
  • Highlight aberrations in the current design assumptions and help guide the project team towards the most cost-effective design solutions
  • Create and maintain monthly, the project Anticipated Cost Report (ACR) using the companies project management software, making appropriate adjustments to ensure an outcome that aligns with the project’s budget requirements.
  • Perform regular schedule updating, comparing the current and the previous schedule; evaluating the project’s performance and identifying areas in need of improvement
  • Direct and coordinate activities of project personnel to ensure project progresses on schedule and within prescribed budget
  • Review status reports prepared by project personnel and modified schedules or plans as required
  • Establish cross-functional communication between design team, project team and subcontractors
  • Work with the design team to keep the design tracking within the Cost Model
  • Supervise, coordinate, and monitor all subcontractors
  • Attend subcontractor Shop-Drawing coordination meetings and weekly or biweekly meetings at construction site and/or design office
  • Review subcontractors’ monthly requisitions to align with project budget and percentage of work in place
  • Review subcontractor change orders for validity and accuracy
  • Coordinate project with all Authorities Having Jurisdiction
  • Render day-to-day project management decisions, collaborating with the Project Superintendent and the Project Executive when issues arise that require intervention
  • Communicate with development team, design team and subcontractors related to project risk, costs/budgets, deliverable expectations, timetables, and the timely completion of milestones
  • Provide leadership in motivating the project team and maintain a positive work environment
  • Focus on supporting employees’ personal and professional growth and development
  • Other duties may be assigned as needed
