Multi-Site Property Manager

Location: Madison, WI (East Side)
Company: Axiom Properties
Reports To: Regional Manager & Asset Manager

Pay: $70,000–$100,000, plus quarterly bonus potential


About the Role:

We are seeking an experienced Multi-Site Property Manager to provide expert leadership and operational oversight for apartment communities on Madison’s East Side. This role is ideal for a seasoned property management professional who brings strong market knowledge, maintenance expertise, and proven leadership to drive performance across multiple sites.

The Multi-Site Property Manager is responsible for daily operations, leasing performance, resident relations, financial results, maintenance execution, and team leadership. This position requires confident decision-making, hands-on problem solving, and the ability to lead teams while maintaining high operational and service standards.

Key Responsibilities:

  • Provide leadership and oversight for leasing, maintenance, and office teams across multiple communities; set expectations, coach performance, and ensure accountability.
  • Oversee leasing, advertising, and marketing efforts for residential (and commercial, if applicable) spaces.
  • Ensure full compliance with Fair Housing laws, company policies, and safety standards.
  • Conduct regular property inspections; manage vacant units, turns, and overall curb appeal.
  • Apply expert oversight to maintenance operations, including work orders, preventative maintenance, vendor coordination, and capital projects.
  • Process and approve rental applications, lease agreements, move-ins, and move-outs.
  • Collect rent, manage delinquent accounts, and oversee the eviction process as needed.
  • Prepare, manage, and monitor annual operating budgets; track financial performance and capital improvements.
  • Maintain accurate financial records, oversee payables, and ensure timely bank deposits.
  • Solicit, review, and manage vendor bids, contracts, and service agreements.
  • Foster strong resident relationships while leading retention, renewal, and service initiatives.
  • Respond promptly to resident inquiries, emergencies, and escalated maintenance concerns.

  • Ensure all team members remain compliant with required training and company procedures.
  • Apply strong knowledge of the Madison (East Side) rental market to support occupancy, pricing, and operational decisions.

Qualifications:

  • Bachelor’s degree or equivalent combination of education and experience.
  • Minimum 3 years of experience managing or supervising a multifamily apartment community; multi-site experience preferred.
  • Demonstrated expertise in property operations, maintenance management, and team leadership.
  • Strong organizational, time management, and problem-solving skills.
  • Proficiency with AppFolio Property Management Software and Microsoft Office (Excel, Word, Outlook).
  • Excellent communication, customer service, and interpersonal skills.
  • Ability to work independently and collaboratively with a confident, professional leadership presence.
  • Valid driver’s license and current auto insurance required.

Physical Requirements:

  • Ability to stand, walk, climb stairs, bend, and lift up to 25 lbs.
  • Ability to conduct property inspections and move throughout multiple sites.
  • Comfortable working both in an office setting and on-site at properties.
