About the Department

This position is open until filled.
The Human Resources Office is unable to provide status updates by telephone.
The salary range is listed above. Starting salary will depend on qualifications and experience.


The Maintenance Specialist performs routine unskilled and semi-skilled manual work in buildings and grounds maintenance. This position will be a lead person over grounds maintenance crew. Monitors computer lock, HVAC programs and issues security passes. Work involves the use of a variety of tools and light equipment.

Position Duties

  • Assists with stripping and waxing floors throughout the facility. 
  • Makes minor repairs to electrical HVAC, plumbing systems, and electrical fixtures; paints, cleans boilers and regulates pressure; replaces light fixtures, repairs electrical doors, repairs hot water heaters, changes out cameras, patches brick and cement, replaces bulbs, fuses, toilet and sink parts, unstops clogs, etc. 
  • Performs a variety of maintenance tasks such as cutting grass, using power hand equipment, removing leaves and debris, trimming shrubbery, and clearing and landscaping grounds, cleaning parking lots and porches. 
  • Assists with replacing floor tiles, carpeting, and related work. 
  • Plants flowers, shrubs, trees, and other ornamental horticulture; maintains by watering, pruning, trimming, mulching, fertilizing, spraying, etc. 
  • Operates power tools, including mowers; maintains necessary inventory of repair items. 
  • Maintains locks and security system throughout the facility; assists with repairing door handles, hanging doors, repairing windows, hanging pictures, and putting furniture together. 
  • Monitors County security cameras as needed. 
  • Preforms Preventive Maintenance; such as monthly inspections on emergency light, Exit light and fire extinguishers in county buildings.  
  • Checks building perimeters and makes any necessary repairs to the fence, gates, etc. 
  • Escorts and ensures outside vendors are in appropriate work area and remains with vendor until work is completed; may coordinate with contractors regarding needs, costs, time schedules, and inspection of work; may monitor contracted cleaning services. 
  • Assists with moving furniture, setting up rooms, moving books, and related tasks. 
  • Ensures buildings are locked and unlocked as required; assists with maintaining building security.
  • Performs other related duties as assigned. 

Minimum Qualifications

Education and Experience:
Requires a high school diploma or equivalent and related experience in building and grounds maintenance and repair work, or equivalent combination of education and experience. 
Licenses or Certifications:

  • Possession of a valid driver’s license.

Knowledge, Skills and Abilities: 
  • Knowledge of local government operations, policies and plans, and modern office practices and procedures.
  • Knowledge of the methods and techniques applied in semi-skilled trades work and custodial and maintenance work. 
  • Knowledge of the standard practices, material, tools, and equipment utilized in the maintenance of buildings and grounds. 
  • Knowledge of standard hand tools, operation of light equipment, and materials used in assigned work. 
  • Knowledge of the occupational hazards and applicable safety precautions associated with assigned work. 
  • Knowledge of the operation of security cameras, electronic doors, or other applied technology. 
  • Knowledge of basic horticultural, electrical, carpentry, plumbing, and masonry. 
  • Skill in the operation of various types of light equipment normally used in maintenance and repair operations.? 
  • Skill in planning and organizing work. 
  • Skill in verbal and written communication.
  • Ability to work cooperatively as a team member, work productively without close supervision, and respond courteously to citizens. 
  • Ability to understand and follow specific oral and written instructions and to maintain simple records of work activities. 
  • Ability to meet and deal with employees and the public in an effective and courteous manner.

Other Qualifications

PHYSICAL DEMANDS
The work is medium work which requires exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Tasks may require the following abilities: climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, feeling, talking, hearing and repetitive motions. Requires mental acuity including the ability to make rational decisions through sound logic and deductive processes, the ability to express ideas by means of the spoken word and have close visual acuityto operate light equipment such as the mowers and small trucks in a safe manner. 
WORK ENVIRONMENT
Work is performed in a relatively safe, and secure work environment. The employee is subject to working in both inside and outside environments and exposure to various hazards such as loud noises, vibration, moving mechanical parts, electrical current, and chemicals.
