Job Description

Position Overview

Maintenance Director is responsible for maintaining overall cleanliness, Life Safety, and operational functioning of the community in compliance with local, OSHA, state, and federal regulations. Responsibilities include overseeing of all outside contracts and vendors related to community maintenance. This position is a key position who works collaboratively with leadership team.

Essential Job Functions

Customer Service

  • Provide excellent customer service to internal and external customers

  • Perform job duties for residents and with team members in a courteous and professional manner 

  • Take initiative to ensure resident safety and satisfaction is a priority

  • Meet and greet visitors in a friendly, helpful manner (visitors include anyone who visits the community; specifically, current residents’ families and friends, prospective residents and their families, referral sources, vendors, and regulators)

  • Communicate professionally and cooperate with supervisor and all community personnel

  • Reinforce a customer experience of the highest quality

  • Model and Absaroka Senior Living Leadership Values. 

 

Maintenance

  • As a key member of the leadership team, coordinates resident maintenance and housekeeping needs with the Administrator and Leadership Values. 

  • Participates in the new-hire orientation regarding life safety, evacuation & fire drills, disaster planning, MSDS, and other critical life safety topics. Additionally, regular safety in-services are conducted by Maintenance Director for all staff

  • Does turn-over of apartments after move-out to assure a rent-ready apartment is available at all times.

  • Understands and abides by the state Assisted Living Regulations, Fire Marshall and Life Safety regulations, and other city and /or county regulations regarding the safety of the residents, and maintenance of the building

  • Daily walk-through community (including parking area) at beginning and end of shift to monitor general condition and tidiness of environment

  • Develop and maintain community-specific fire safety, disaster and evacuation procedures per state and city regulations

  • Develop and train staff to conduct fire drill per local regulations and community policy.

  • Repair drywall and touch-up paint as needed

  • Keep Maintenance Log with list of requested and completed repairs

  • Develop preventative maintenance schedule and follow schedule

  • Maintain contracted services for HVAC, hot water, landscape and other community operations as needed

  • Repair bathroom fixtures and plumbing as needed

  • Assure that the kitchen floors are cleaned and waxed quarterly

  • Assure that the bathroom floors in the common areas and the laundry rooms are cleaned and waxed

  • Assure that common areas are cleaned consistently

  • Assure that the resident apartments are cleaned weekly per the weekly cleaning schedules

  • Respond to resident requests timely and with courtesy

  • Remove lint from dryer filters and clean behind dryers

  • Other tasks or responsibilities as assigned by the Administrator 

Resident Rights

  • Ensure compliance and understanding of all regulations regarding residents’ rights

Qualifications and Education Requirements

  • Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of the position can be fully met

  • Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents, coworkers, and others

  • Must be able to relate with sensitivity to and work with ill, disabled, and elderly

  • Must be able to assist in the evacuation of the residents

  • Must be able to move intermittently throughout the day with sitting, standing, bending, and lifting

  • Ability to remain calm under stressful conditions and make decisions

  • Must be able to work full or part time on a regular schedule, and on-call as needed

  • Must be able to communicate effectively with residents, families, staff, vendors and the general public 

  • Must meet all health requirements, including TB

  • Must be able to perform duties and responsibilities (Essential Job Functions) with or without reasonable accommodation

  • Must pass criminal background check 

  • Must have compassion for and the desire to work with the elderly
